La Palma homes

The smallest city in Orange County, with houses from the early 1970s

La Palma covers about 1.8 square miles, the smallest area of any city in Orange County, according to Wikipedia. The Census Bureau's 2024 five-year estimates put the median home year built at 1972, with about two thirds of homes detached houses, about two thirds of occupied homes owner-occupied and roughly one in four homes in a multi-unit building. We see houses, condos and apartment garages here.

The city incorporated on October 26, 1955 as Dairyland, one of three dairy cities in the region, and was renamed La Palma in 1965 after the Spanish name and La Palma Avenue. Its landmarks include the Civic Center on Walker Street, the Eternal Flame Veteran Memorial, the branch library and La Palma Intercommunity Hospital. We could not confirm HOA or gated communities here, so ask your association about door rules if you have one.

With a median build year around 1972, the springs, rollers and openers on many doors have worked for fifty years or been replaced since. We check the whole door and not only the part that failed, and we measure the opening before we order a new door.

Sea breeze and summer heat

What La Palma weather does to a garage door

We found no La Palma weather table we could read, so we use Long Beach Airport, the nearest named station in our sources, labeled as the Long Beach Airport area. Its 1991-2020 normals show average highs near 76 degrees in June and 83 in August, a record high of 111 degrees and about 12 inches of rain a year, with February the wettest month. Wikipedia describes a westerly summer sea breeze there. Heat dries out lubricant and rain settles into tracks and bottom seals.

We found no La Palma outage record, but a power cut can happen in any city, and an opener with no battery backup cannot lift the door when it does. Find the red manual-release cord, practice with the door closed and keep the battery backup tested.

Twice a year, wipe the tracks, oil the rollers and hinges, and press the test button on the battery backup. Then lay a board flat under the door to check the safety reverse.

  • Oil rollers and hinges before summer
  • Test the battery backup and the manual release
  • Check the bottom seal after rain

The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

Rules to know

Battery backup, permits and design rules in La Palma

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

La Palma permits. La Palma is its own city in Orange County, so its rules apply, not Los Angeles County's. Building and Safety is contracted to Bureau Veritas North America and can be reached at 714-690-3340. Permits and inspections are handled online through OpenGov, and the city says almost all improvement plans need plan check before a permit is issued. Its residential handouts list a window and door replacement form, but the page names no garage door or opener rule, so we could not confirm whether a replacement needs a permit. Call before you order.

Codes and fire service. The city adopted the 2025 California Building Standards Codes, including the 2025 Fire Code, with local amendments. La Palma is served by the Orange County Fire Authority, not the Los Angeles County Fire Department.

FAQ

La Palma garage door repair: questions we hear

Is there garage door repair near me in La Palma?

Yes. Emil Garage Doors repairs garage doors in La Palma (ZIP 90623) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in La Palma?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in La Palma?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in La Palma?

La Palma uses ZIP code 90623, which is the only ZIP for the city. Buena Park is an accepted alternate name for it. Call us if you are not sure we reach your address.

Does a garage door replacement need a permit in La Palma?

We could not confirm a garage-door-specific permit rule for La Palma. The city lists a window and door replacement form but names no garage door rule, so ask La Palma Building and Safety at 714-690-3340 before a replacement or a new opener.

Is La Palma part of Los Angeles County?

No. La Palma is in Orange County, next to Cerritos, which is in Los Angeles County. We serve both, and La Palma follows its own city rules and the Orange County Fire Authority.

Can a handyman fix a garage door?

A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in La Palma?

Yes. See gate repair and electric gate repair.
