Cypress homes

Single-family houses and townhomes from the 1970s

According to the Census Bureau's 2020-2024 five-year estimates, Cypress has about 16,900 housing units and the median home was built in 1971. About 62 percent are detached houses and about 17 percent are attached single-family homes, which puts single-family housing near 79 percent. About two in three homes are owner-occupied. A median year of 1971 means many springs, rollers and openers are original or an early replacement, and doors on those homes have often cycled tens of thousands of times.

The same figures show a smaller share of apartments and townhome-style buildings, and a real-estate site describes Cypress Village in southeast Cypress as townhomes and patio homes with an HOA. If your home has an HOA, check its style and color rules before you order a new door. Tell us when you call who approves the work and we plan the visit around it.

Cypress incorporated in 1956 under the name Dairy City, because local dairy farmers wanted to protect their dairies, and it took the name Cypress in 1957 after Cypress Elementary School, whose cypress trees were a windbreak. Walker Street, Lincoln Avenue, Orange Avenue and Valley View Street are the named main streets, and Cypress College and the Los Alamitos Race Course are both inside the city. On older doors we replace worn original parts and balance the door against its real weight.

  • Original springs and rollers on 1971-era doors
  • Townhome and patio-home garages
  • Opener upgrades with battery backup

What Cypress weather does to a garage door

Wikipedia's Cypress article has no climate table and the figures we found name no weather station, so these come from regional sources. July highs run near 81 to 84 degrees, August is the hottest month at about 83, and rain adds up to about 13 inches a year, nearly all of it in winter. February is the wettest month at roughly 3 inches and July is the driest. Heat bakes the oil out of rollers and hinges, and winter rain collects in tracks and bottom seals.

Wikipedia says the city's cypress trees were planted as a windbreak against the seasonal Santa Ana winds, so wind has been part of Cypress for a long time. Wind blows dust and leaves into the tracks and can knock sensors out of line. If the power goes out, a manual release and a battery backup that works are the way to open the door.

Twice a year, wipe dust off the tracks, oil the rollers and hinges, and check that the two sensors near the floor still face each other. Press the test button on the battery backup while you are there.

  • Wipe tracks and sensors after windy days
  • Oil rollers and hinges before summer
  • Test the battery backup twice a year

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Battery backup, permits and design rules in Cypress

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

Cypress permits. Cypress is its own city, so its Building Division at City Hall, 5275 Orange Avenue, sets the permit rules. The division's phone number is (714) 229-6730 and its email is buildingpermits@cypressca.org; confirm both when you call, because we saw them in search summaries and could not open the city page. The city asks residents to call and ask whether a project needs a permit. We could not confirm whether a garage door replacement or a new opener needs a permit, so call the Building Division before a replacement. See cypressca.org.

State opener rule. A state Housing and Community Development summary of the residential code lists automatic garage door openers under the UL 325 safety standard. We did not read the full code, so ask the city or a code source before you rely on it.

FAQ

Cypress garage door repair: questions we hear

Is there garage door repair near me in Cypress?

Yes. Emil Garage Doors repairs garage doors in Cypress (ZIP 90630) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Cypress?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Cypress?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Cypress?

Cypress uses ZIP code 90630. Some Cypress addresses carry ZIP code 90720, whose primary city is Los Alamitos, and the Los Alamitos Race Course at 4961 Katella Avenue is in Cypress with a 90720 address. Call us if you are not sure we reach your address.

Is the Los Alamitos Race Course in Cypress?

Yes. Despite the name, the Los Alamitos Race Course at 4961 Katella Avenue is inside the City of Cypress. It opened for racing in 1951, and nearby homes use the same Cypress City Hall permit rules.

Does a garage door replacement need a permit in Cypress?

We could not confirm a garage-door-specific rule. Call the City of Cypress Building Division at (714) 229-6730 before a replacement or a new opener, and confirm the number when you call.

Can a handyman fix a garage door?

A handyman can handle a simple job like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Cypress?

Yes. See gate repair and electric gate repair.
