Mostly newer tract homes with wide doors
According to the Census Bureau's 2024 estimates, the median home in Manteca was built in 1997. About 73 percent of occupied homes are owner-occupied and about 77 percent of all homes are detached houses. Roughly 18 percent of homes date from 2000 to 2009 and another 19 percent from 2010 to 2019, with a small older core near downtown that holds about 9 percent of homes built before 1960. The median owner-occupied home value is about $617,300. A door from the late 1990s has opened and closed thousands of times, so springs are reaching the end of their rated cycles.
Wikipedia calls Manteca the Family City, incorporated in 1918, and notes that Interstate 5 and State Route 99 meet here and the State Route 120 bypass makes it a popular commuter city. Listing sites, weaker sources, describe Woodbridge by Del Webb, a 55-plus community at 1451 Americana Street that opened in 2006 with a clubhouse and fishing lake. We could not verify its association rules, or the rules of any other community, so check yours before you order a new door.
Tract garages are often two or three cars wide, and a wide door puts more weight on the springs. Tell us your cross street and whether the door has a side window row or insulation, and we book the soonest visit. We weigh and balance each door before choosing springs.

What Manteca weather does to a garage door
Manteca has no National Weather Service station of its own. The Manteca Bulletin ties local readings to the Stockton Metropolitan Airport station, whose 1991-2020 normals, per Wikipedia, put July highs near 95 degrees, with 88 days a year at or above 90 and 19 at or above 100. On Tuesday, September 6, 2022, the Manteca, Ripon and Lathrop area hit a record 115 degrees from that station, and the Bulletin reported no local outages in Manteca that day. Wikipedia describes the climate as hot, very dry summers with mild or cool rainy winters and occasional tule fog.
The January 1997 flood hit the Manteca area hard, according to the Manteca Bulletin. A boil broke the Stanislaus River levee on January 3, the first of about 11 levee failures came on January 5 just south of the Airport Way bridge, and 80 homes in the Islander Mobile Home Park flooded on January 7. About 2,000 people left rural south Manteca and rural Tracy, the water covered about 70 square miles, and the damage came to nearly $100 million. We could not verify which neighborhoods sit in flood zones today. After water in a garage, let the door and opener dry before use. We also did not verify which utility serves which address.
Before summer, wipe the tracks, oil the rollers and hinges, and test the opener's battery backup. In the damp winter fog months, check the bottom seal and keep the lower tracks clean.
- Test the battery backup before summer
- Dry out the door after any water
- Check the bottom seal in winter

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Battery backup, permits and design rules in Manteca
Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Manteca is its own city, so its rules come from the City of Manteca. The Development Services counter is at 1215 W. Center Street, Suite 201, upstairs, and a search summary of the city site lists the Building Safety Division at (209) 456-8500 and MantecaPermits@manteca.gov. A third-party permit site lists (209) 456-8550, and the building page did not open for us, so call to confirm which number is current at manteca.gov.
What needs a permit. The city's building pages say replacement work that needs structural, electrical, plumbing or mechanical changes requires a building permit. We could not confirm whether a like-for-like door or opener swap needs one, and a third-party guide says wiring or a motor install can need an electrical permit. Ask Building Safety before the work.

Manteca garage door repair: questions we hear
Is there garage door repair near me in Manteca?
Yes. Emil Garage Doors repairs garage doors in Manteca (ZIP 95336 and 95337) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Manteca?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Manteca?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Manteca?
Manteca homes use ZIP codes 95336 and 95337, according to zip-codes.com. Some addresses in those ZIP codes lie outside the city limits, in the rural areas south and west of the city, so call us with your street and we confirm we reach it.
Does a garage door replacement in Manteca need a permit?
We could not confirm a garage-door-specific rule. The city says replacement work that needs structural, electrical, plumbing or mechanical changes requires a building permit. Call Building Safety to ask whether your door or opener work needs one, and confirm the phone number first.
My Manteca garage took on water. What should I do with the door?
Let the door, the tracks and the opener dry out before you run them. Manteca flooded in January 1997 and sits near river levees, and water can corrode springs and hardware. If the door sticks or sits crooked afterward, stop using it and call us, because a damaged spring or cable is dangerous to lift by hand.
What is the most common problem with garage doors?
Worn or broken springs, sensors out of alignment and worn rollers are among the most common reasons people call. A door that is hard to lift or reverses on its own usually points to one of these.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Manteca?
Yes. See gate repair and electric gate repair.
