2Two kinds of carriage house door

The words cover two different products. A genuine carriage house door swings open like a pair of barn doors, and one dealer notes that it cannot be run by an opener designed for overhead doors. Special openers exist for that style.

The other kind is an overhead door built to look like carriage doors, with faux hinges, handles and window panes. It rolls up on tracks and can use a typical overhead opener. The prices above are for this overhead style. A true swing-out door is a custom job, quoted after a site visit.

3Steel, composite or real wood?

Steel and composite

  • Steel: Clopay says a quality steel door can last 15 to 20 years or more with regular cleaning and occasional touch-ups
  • Composite: an insulated steel base with a moisture-resistant overlay, low maintenance, can be painted and in most cases stained
  • Lower price than real wood

Real wood

  • Needs the most maintenance
  • Periodic painting or staining protects it from moisture and sun
  • Can last decades when properly cared for
  • Highest price range

If you are comparing finishes in one decision, see steel, wood and composite carriage doors.

4What changes the price

  • Material. Real wood costs the most, and the species and finish move the total.
  • Hardware. Handles, straps and hinges add cost.
  • Windows. Insulated glass is an upgrade on top of the base price.
  • Color. A custom powder coat, anodized finish or stain is an add-on.
  • Size. A custom size or special order adds to the price and the lead time.

Our add-ons: insulated glass adds $400 to $1,200, a custom color adds $300 to $1,200 and a custom size or special order adds 20% to 40% with a lead time of 4 to 8 weeks.

5Before you order

  • If you live in an HOA, check its rules for door style and color first.
  • Ask whether the door is insulated and how it is rated.
  • Ask which opener it needs. A replacement residential door cannot be connected to an older residential opener without a battery backup under California Health and Safety Code section 19892.
  • Ask how the wood is finished and how often it needs refinishing.

6What a good quote includes

  • The material, panel layout and window style

Questions people ask

How much does a carriage house garage door cost?

With us, steel is $2,200 to $4,500, wood-look composite is $2,800 to $5,500 and real wood is $3,500 to $9,000 and up. Windows, hardware, color and size change the total.

Is a composite carriage door cheaper than real wood?

Yes. Composite has an insulated steel base with a moisture-resistant overlay and needs less upkeep than real wood, which needs periodic painting or staining.

Can a carriage house door use a regular opener?

An overhead door built in the carriage style can use a typical overhead opener. A genuine swing-out carriage door needs an opener made for that style.

Do carriage house doors need maintenance?

Steel and composite need little beyond cleaning and touch-ups. Real wood needs periodic painting or staining to protect it from moisture and sun.
