Santa Maria areas we serve
Areas are described by their landmarks, from local sources. Call if yours is not listed.
| Part of Santa Maria | What is there | What we often see on garage doors |
|---|---|---|
| Broadway and Main Street, downtown | The town center, a six-block square at State Route 135 and Main Street, according to Wikipedia | Everyday doors on homes and small buildings within a short drive of the center |
| South Broadway near the Santa Maria Inn | The inn was built in 1917 and Wikipedia calls it a registered historic landmark | Mixed older and newer houses; if your property is a designated landmark, ask the city first |
| Allan Hancock College and the Fairpark, in the west and south | A 105-acre college campus and the county fairgrounds, where the Santa Barbara County Fair has run since 1891 | Houses from the 1970s to the 1990s, the age band the Census median points to |
| Preisker Park, in the north | A park Wikipedia names as the north-end park | Doors on houses toward the north edge; give us your cross street |

Single-family streets from the 1970s to the 1990s, plus a large share of rentals
According to the Census Bureau's 2020-2024 estimates, the median home in Santa Maria was built in 1982. About half of occupied homes are owner-occupied, so about half of households rent. About 66 percent of homes are single-unit houses and about 14 percent sit in buildings with 5 or more units, so many garages here serve a tract house and many serve an apartment building. Springs are rated for a set number of open-and-close cycles, and doors from the 1980s and 1990s are now reaching the end of that rating.
Wikipedia says the town was first called Grangerville, then Central City, and took the name Santa Maria on February 18, 1885 after mail was misdirected to Central City, Colorado. Broadway, which is State Route 135, and Main Street form a six-block town center. The Santa Maria Inn on South Broadway dates from 1917, and farming, with strawberries, wine grapes, celery and lettuce, is a main part of the local economy. We could not verify any named homeowners association or planned community, so we do not name one.
When the owner and the tenant are different people, we confirm who can approve the work before a visit. Tell us your cross street and whether the door is a single, a pair or part of a shared lot, and we book the soonest visit. We weigh and balance each door before we choose springs.

What Santa Maria weather does to a garage door
Wikipedia's climate table uses NOAA normals for 1991-2020 from the Santa Maria Public Airport. It shows a cool-summer climate: the average daily high is 69.6 degrees for the year, 73.8 in August and 75.0 in September, the warmest months. The record high is 110 degrees, set on June 20, 2008, and the record low is 20. Annual rainfall is 13.32 inches over about 48 days, almost all of it from November to April, and the annual average relative humidity is 75.5 percent. Heat is not the main stress here; damp air and wind are.
Wikipedia calls fog common in the Santa Maria area, and local TV forecasts from KSBY describe overnight marine-layer fog that burns off by afternoon, followed by breezy afternoons. KSBY has also reported a high-wind event that cut power to about 2,000 Santa Maria customers within a one-day period (the page gives no date) and a PG&E safety shutoff that cut power to 159 customers east of Santa Maria on October 18, 2024. When the power is out, use the manual release; if the door will not move evenly or you suspect a broken spring, call us instead of lifting it by hand. We did not verify wind averages for the city.
As general advice, not a Santa Maria statistic, damp coastal air can rust springs, cables, hinges and tracks. Twice a year, wipe the tracks, oil the rollers and hinges and look for rust on the springs and brackets. Press the test button on the battery backup.
- Know where the manual release is
- Check springs and cables for rust
- Test the battery backup twice a year

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.
City permits. Santa Maria is its own city, so its rules come from the City of Santa Maria, not Santa Barbara County. The Building Division is at 110 S. Pine Street, Room 101, and the number in search results for the city's pages is (805) 925-0951, extension 2241. The city site did not open for us, so we saw these details only in search-result text; confirm the number and hours at cityofsantamaria.org. The city says permits are required for construction and alteration work unless it is exempt, but we found no city page that names garage doors or openers, so we could not confirm a garage-door-specific rule.
Landmarks. We found no verified hillside, historic-district or fire-zone rule for Santa Maria. If your property is a designated landmark, such as an older building near the Santa Maria Inn, ask the city before you change the door.

Yes. Emil Garage Doors repairs garage doors in Santa Maria (ZIP 93454, 93455 and 93458) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Santa Maria?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Santa Maria?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Santa Maria?
Santa Maria homes use ZIP codes 93454, 93455 and 93458, according to commercial ZIP sites, so confirm yours with USPS. ZIP codes 93456 and 93457 are for PO boxes only. We also serve nearby Orcutt, Guadalupe and Nipomo, so call us if you are not sure we reach your address.
Does a garage door replacement in Santa Maria need a permit?
We could not confirm a garage-door-specific permit rule for Santa Maria. The city says permits are required for construction and alteration work unless exempt. Call the Santa Maria Building Division at (805) 925-0951, extension 2241, to ask about your job, and confirm that number with the city first.
Do fog and wind affect a garage door in Santa Maria?
Fog and a breeze in the afternoon are common, according to Wikipedia and local TV forecasts. As general advice, damp coastal air can rust springs, hinges and tracks over time. Oil the moving parts twice a year, and call us if a door pulls to one side or a spring looks rusty.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Santa Maria?
Yes. See gate repair and electric gate repair.
