Older houses, rentals and a county seat with deep roots
According to the Census Bureau's 2020-2024 estimates, the median home in San Luis Obispo was built in 1977, the oldest stock of the four San Luis Obispo County cities we serve. Only about 40 percent of occupied homes are owner-occupied, so most households rent. About 56 percent of homes are single-unit houses, detached or attached, and about 18 percent sit in buildings with 5 or more units. The Census puts the median owner-occupied home value at about $935,100. When the owner and the tenants are different people, we confirm who can approve the work before a visit.
Mission San Luis Obispo de Tolosa was founded in 1772, and Wikipedia says the city was the first town incorporated in the county, in 1856. It lists five designated historic districts and more than 180 designated historic buildings, and names Higuera, Marsh and Broad streets as district boundary streets. Cal Poly sits just outside the city limits and Wikipedia reports 21,497 students there in fall 2023, though we did not verify how many student renters live in the city. We could not verify any named gated community.
Older detached garages and shared rental garages are common in an older housing mix. Tell us the cross street and whether the door belongs to a house, a duplex or a shared building, and we book the soonest visit.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review

What San Luis Obispo conditions do to a garage door
Wikipedia's climate table uses NOAA 1991-2020 normals from the Cal Poly station, which is at the university just outside the city. Mean daily highs run from 64.9 degrees in January to 80.1 in September. The record high is 113 degrees in September and the record low is 17 in December. Annual precipitation is 22.4 inches, falling from November through April, with January the wettest month at 4.96 inches and July the driest at 0.02. We did not verify city wind or fog statistics.
The city adopted new Fire Hazard Severity Zones that took effect on July 17, 2025. The city says homes in the Very High zone rose by about 250 percent compared with 2011, while news reports give different parcel counts, about 2,800 from the fire chief and about 2,600 from KSBY. We could not verify which neighborhoods are in the Very High zone, so use the city's map. Local news also named San Luis Obispo among areas in past PG&E public safety power shutoff alerts, but we could not confirm the years. Keep the manual release in mind and call us if you suspect a broken spring.
Before the rainy season, wipe the tracks, oil the rollers and hinges, and check the bottom seal for gaps. Press the test button on the battery backup.
- Check the bottom seal before winter
- Know where the manual release is
- Test the battery backup

Battery backup, permits and design rules in San Luis Obispo
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. San Luis Obispo is its own city, so its rules come from the City of San Luis Obispo, not the county. Community Development is at 919 Palm Street. A search listing of the city's contact page gives Building (805) 781-7180, Planning (805) 781-7170 and building@slocity.org. The city site refused our request, so we saw this only in search results, and two city pages disagree on walk-in hours, so confirm the number and hours at slocity.org. We could not confirm whether a garage door or opener replacement needs a permit.
Historic and fire zones. The city designates historic resources through the Cultural Heritage Committee under its Historic Preservation Program Guidelines. We could not verify whether those guidelines cover a garage door, so if your home is in one of the five districts or is a listed building, ask Planning first. The new Fire Hazard Severity Zones took effect on July 17, 2025, and a Very High parcel may have vegetation rules. Check the city's map for your address.

San Luis Obispo garage door repair: questions we hear
Is there garage door repair near me in San Luis Obispo?
Yes. Emil Garage Doors repairs garage doors in San Luis Obispo (ZIP 93401 and 93405) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in San Luis Obispo?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in San Luis Obispo?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in San Luis Obispo?
San Luis Obispo homes use ZIP codes 93401 and 93405. ZIP codes 93407 and 93410 cover Cal Poly, which is outside the city limits, and 93402 is the Los Osos and Baywood side. We also serve nearby Atascadero and Arroyo Grande, so call us with your street and we confirm we reach it.
Does a garage door replacement in San Luis Obispo need a permit?
We could not confirm a garage-door-specific permit rule for San Luis Obispo, because we found no city page on garage doors. Call Community Development at (805) 781-7180 to ask whether your door or opener work needs a permit, and confirm the number with the city.
Do historic rules affect a garage door in San Luis Obispo?
We could not confirm this. The city has five designated historic districts and more than 180 designated historic buildings, and the Cultural Heritage Committee reviews designated resources, but we found no statement on garage doors. If your home is in a district or is a listed building, ask the city before you order a new door.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in San Luis Obispo?
Yes. See gate repair and electric gate repair.
