Old Town slopes, New Monterey and the streets near the bay
According to the Census Bureau's 2020-2024 estimates, the median home in Monterey was built in 1971, and many houses in Old Town and New Monterey are older than that. About 36 percent of occupied homes are owner-occupied, so most households rent. About 43 percent of the 14,136 homes are detached houses, roughly half are houses of any kind, and the rest are apartments and small multi-family buildings. The median owner-occupied home value is about $1,076,300.
Wikipedia describes Monterey as a city on the southern edge of Monterey Bay, with a Spanish presidio and a downtown that is a National Historic Landmark district. Old Town, informally called Spaghetti Hill, is a residential slope below the Presidio named for its early Italian American residents. Cannery Row in New Monterey was a fish-canning center until the industry collapsed in the 1950s. We could not verify any named homeowners association or gated community.
Tell us your cross street and whether the garage is a house door, a shared apartment bay or a steep driveway, and we book the soonest visit. We weigh and balance each door before choosing springs, and we add a battery backup when an older opener is replaced.
- Original parts on doors from the 1960s and 1970s
- Steep driveways and tight Old Town garages
- Apartment and shared-bay garage doors
Monterey areas we serve
Areas are described by their landmarks, from local sources. Call if yours is not listed.
| Part of Monterey | What is there | What we often see on garage doors |
|---|---|---|
| Old Town and Spaghetti Hill | A residential slope below the Presidio, with the downtown National Historic Landmark district nearby | Older houses with steep driveways, where we inspect the whole door first and you should ask Planning about the door's look |
| New Monterey and Cannery Row | The Cannery Row tourist district and the streets behind it, on the north side of the city | Doors in damp bay air, where rust shows on springs and hinges first |
| Near the Naval Postgraduate School | The east side, along the school's boundary with Old Monterey | Mixed houses and apartment garages, with doors from the 1970s |
| Near Monterey Peninsula College | The south side of the city | Everyday house doors; Cal Fire lists fire hazard zones in the south, so ask the city about rules |
Monterey uses ZIP 93940 and 93943, plus 93942 and 93944 for PO boxes and the Presidio. ZIP 93940 is also used by Del Rey Oaks, a separate city.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

What Monterey weather does to a garage door
Wikipedia cites NWS normals for 1991-2020 for Monterey, without naming the station. They put average daily highs between 58.2 degrees in December and 68.2 in September, the warmest month, with 59.3 in January. Average rainfall is 17.11 inches a year, mostly from October to April. Wikipedia says summers in Monterey are often cool and foggy, so a door here spends much of the year in damp air instead of heat.
An undated regional report from KION describes Monterey Bay wind advisories with north to northeast winds of 15 to 30 mph and gusts up to 50 mph. We found no seasonal wind average for the city. As general advice, not a Monterey statistic, damp marine air and fog are hard on steel springs, cables and tracks, and rust shows up first on springs, hinges and the cable ends.
Twice a year, wipe the tracks, oil the rollers and hinges and look for rust on the springs and cable ends. Press the test button on the battery backup, and check the bottom seal after a wet winter.
- Check springs and cable ends for rust
- Oil rollers and hinges twice a year
- Test the battery backup twice a year

Battery backup, permits and design rules in Monterey
Battery backup. California requires a battery backup on residential garage door openers sold or installed in the state (Health and Safety Code section 19892). A new door cannot be connected to an older opener that lacks one. See opener installation.
Design rules. Planned communities and historic overlays can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Monterey is its own city, so its rules come from the City of Monterey, not the county. A search summary of the city's services directory lists Building and Safety Services at (831) 646-3891 and the main line is (831) 646-3799; a third-party guide gives 580 Pacific Street, Room 4, which we could not confirm on monterey.gov. We could not confirm whether a garage door or opener replacement needs a permit, so ask Building and Safety before the work at monterey.gov.
Historic and fire rules. The city says a Historic Permit is required to change a historic building site, and properties with H-1 or H-2 zoning must be at least 50 years old and meet a criterion. We could not confirm whether replacing a garage door counts, so if your home is in Old Town or has H zoning, ask Planning at (831) 646-3885 before you change the door's look. The city's fire page says new construction in Very High Fire Hazard Severity Zones must meet wildland-urban interface building codes and 100 feet of defensible space is required, and Cal Fire's March 2025 update lists such zones in the south and southwest of the city. We could not confirm that the city has adopted them, so call Fire Prevention at (831) 646-3908 if your street is in the south or southwest.

Monterey garage door repair: questions we hear
Is there garage door repair near me in Monterey?
Yes. Emil Garage Doors repairs garage doors in Monterey (ZIP 93940 and 93943) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Monterey?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Monterey?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Monterey?
Monterey homes use ZIP codes 93940 and 93943, according to zip-codes.com. ZIP code 93940 is also used by Del Rey Oaks, a separate city, so it does not prove an address is inside Monterey. Call us with your street and we confirm we reach it.
Do I need approval to change the garage door on an Old Town home in Monterey?
We could not verify this. The city requires a Historic Permit to change a historic building site, and H-1 and H-2 properties are at least 50 years old, but we found no city statement on garage doors. Ask Monterey Planning at (831) 646-3885 before you order a new door.
Does Monterey's fog and damp air shorten the life of a garage door?
As general advice, not a Monterey statistic, damp marine air is harder on steel springs, cables, hinges and tracks than dry air. Wipe the tracks, oil the moving parts twice a year and look for rust on the springs and cable ends. If you see heavy rust, call us and do not adjust the spring yourself.
Can a handyman fix a garage door?
A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Monterey?
Yes. See gate repair and electric gate repair.
