Newer tracts, rentals and former Fort Ord land

According to the Census Bureau's 2020-2024 estimates, the median home in Marina was built in 1981, which makes it the newest housing stock among the four Monterey County cities we serve. About 43 percent of occupied homes are owner-occupied. About 52 percent of the 8,161 homes are detached houses and about 59 percent are houses of any kind, with a median owner-occupied value of about $818,700. A door from the 1980s is often wide and heavy, and its springs may be near their rated cycles.

Wikipedia says Marina was founded by William Locke-Paddon and was incorporated on 13 November 1975. Fort Ord closed in 1994 and CSU Monterey Bay opened on the site. The Fort Ord Wikipedia page lists Marina projects including University Villages, called the Dunes on Monterey Bay, Sea Haven and Cypress Knolls, which is senior-oriented. A marketing source describes the Dunes as a Shea Homes master-planned community of more than 1,200 single-family homes on 330 acres, with model homes opened in 2015. We could not verify whether any of these has a homeowners association or gates.

Newer homes here can have two-car and three-car doors with openers already fitted. Tell us the cross street and what the door does, and we book the soonest visit. We weigh and balance each door before choosing springs.

What Marina conditions do to a garage door

We found no Marina weather table. Two nearby stations give an idea, and neither is Marina: Wikipedia puts Salinas airport average highs between 61.6 degrees in December and 74.4 in September, and Monterey summer highs at about 65 to 68. Regional pages mention marine-layer fog in the mornings and in summer, and Wikipedia says summer heating inland draws the marine layer up the Salinas Valley toward Monterey Bay.

Wikipedia calls Marina State Beach windswept, and the tall dunes there suit paragliding and hang gliding. A search summary says afternoon winds pick up from the west and stronger northwest winds are common in spring, and an April 2026 advisory gave northwest winds of 10 to 20 knots over Monterey Bay. A KION report dated 13 February 2019 described gusts of about 50 mph in Salinas, but did not name Marina. As general advice, not a Marina statistic, a beach location means salt and damp air on steel springs and tracks.

Twice a year, wipe the tracks, oil the rollers and hinges and look for rust on the springs and brackets. Press the test button on the battery backup, and wipe sand from the bottom seal and the lower track.

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Battery backup, permits and design rules in Marina

Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.

Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

City permits. Marina is its own city, so its rules come from the City of Marina, not Monterey County. The city's Building Services page says permits are applied for through its online portal, that inspections are booked by appointment at least a day ahead, and that contractors need a City of Marina business license before a permit is issued. It lists the Building Division at 209 Cypress Avenue, while other city pages give 211 Hillcrest Avenue, so confirm which counter handles permits. The page does not mention garage doors, so we could not confirm whether a door or opener replacement needs a permit. Two phone numbers appear on city pages, so we list none; ask at cityofmarina.org.

Special zones. We found no Marina historic district, hillside rule or fire hazard zone. Wikipedia lists a single building, the Fort Ord Station Veterinary Hospital, on the National Register, and we could not verify any housing rules from it. If your home is in a newer community, ask the owner or management about any rules on a replacement door.

FAQ

Marina garage door repair: questions we hear

Is there garage door repair near me in Marina?

Yes. Emil Garage Doors repairs garage doors in Marina (ZIP 93933) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Marina?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Marina?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP code do you serve in Marina?

Marina homes use ZIP code 93933, which is the only ZIP code for the city, according to zip-codes.com. That ZIP also reaches East Garrison, which is outside the city limits, so call us with your street and we confirm we reach it. We also serve nearby Seaside, Monterey and Salinas.

Does a garage door replacement in Marina need a permit?

We could not confirm a garage-door-specific permit rule for Marina. The city's Building Services page covers permits and inspections in general but does not mention garage doors. Call the Marina Building Division to ask about your door or opener job.

Does my home in the Dunes on Monterey Bay have rules for a new garage door?

We could not verify whether the Dunes on Monterey Bay has a homeowners association or what it requires. Many associations review the color and style of a replacement door, so ask yours for its guidelines before you order.

Can a handyman fix a garage door?

A handyman can often handle a simple job such as a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.

Does California require a battery backup on a garage door opener?

Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.

Do you also repair gates in Marina?

Yes. See gate repair and electric gate repair.
