What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Late-1970s houses, attached homes and harbor-side streets
According to the Census Bureau's 2024 five-year estimates, the median Newport Beach home was built in 1978. About 45 percent of housing units are detached single-family houses, about 17.5 percent are attached homes such as townhomes, and about 15 percent are in buildings of 50 or more units. About 52 percent of occupied homes are owner-occupied. The Census reports home values only up to a cap at the top end, so it does not show the true median here.
The city covers about 24 square miles of land and 29 of water, according to Wikipedia, and its landmarks include Balboa Island, Balboa Pier, Fashion Island and Corona del Mar State Beach. A 2.9-mile boardwalk runs from 36th Street in West Newport to the Balboa Peninsula, and Newport Coast, built by the Irvine Company, has a range of home types.
A door on a house from the late 1970s may have had parts swapped out over the years, with an old opener or a first set of rollers still in service. We check the springs, cables, rollers, tracks, hinges, sensors and opener together, because one worn part often sits next to the one that failed.
- Older doors and openers on 1970s and 1980s homes
- Garages in townhomes and attached homes
- Rust checks on hinges, tracks and springs near the water

What your garage door is telling you in Newport Beach
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| The door is heavy and will not stay up | A spring has lost tension or broken | Replace the springs as a set and rebalance the door |
| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |
| The door closes crooked | A stretched or slipped cable | Replace the cable and level the door |
| The remote works only close to the door | A weak battery, receiver or antenna | Replace the battery and test the receiver |
Do not run a door that is crooked or heavy.

What Newport Beach weather does to a garage door
According to NOAA's 1991-2020 normals for the Newport Beach Harbor station, as shown on Wikipedia, the average daily high is 68.2 degrees for the year and 73.3 in August, the warmest month. The city gets about 9.4 inches of rain a year, mostly in January and February, and about 72 percent of possible sunshine. Mild air means doors cycle all year, so springs and rollers get no seasonal rest.
Water matters here as much as weather. Fox LA reported on October 20, 2026 that streets on the Balboa Peninsula flooded on October 9 and that the City Council declared a local emergency ahead of king tides forecast for October 26 to 28; flood-prone areas named in news coverage include Balboa Island, Newport Island, Balboa Village and Lido Village. Salt air and standing water are hard on metal in general, though we have no Newport Beach measurement, so bottom seals, steel tracks and opener bases near the water deserve a look.
After a king tide or a wet storm, rinse salt off exposed hinges and the bottom of the door with fresh water, wipe the tracks dry and check that the bottom seal is not lifting. Twice a year, oil the rollers and hinges and press the test button on the battery backup.
- Rinse and dry hinges and tracks after salt spray
- Check bottom seals after high tides
- Test the battery backup twice a year

Battery backup, permits and design rules in Newport Beach
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.
Newport Beach Building Division. Newport Beach is its own city, so its Building Division, part of Community Development at City Hall, 100 Civic Center Drive, sets its rules. The city's main number is (949) 644-3309, and the Building Division number (949) 644-3200 came from city documents we saw in search results, so please confirm it. The city's Residential Express Permit page lists simple jobs such as changing out windows and doors, but it does not mention garage doors or openers.
We could not confirm whether a garage door replacement or an opener swap needs a permit in Newport Beach, so ask the Building Division before the work starts. The city has had a certified Local Coastal Program since 2017; we could not confirm how it treats a garage door, so ask about that as well. If your home has an HOA, check its rules too.

Newport Beach garage door repair: questions we hear
Is there garage door repair near me in Newport Beach?
Yes. Emil Garage Doors repairs garage doors in Newport Beach (ZIP 92625, 92657, 92660, 92661, 92662 and 92663) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Newport Beach?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Newport Beach?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Newport Beach?
We serve ZIP codes 92625 (Corona del Mar), 92657 (Newport Coast), 92660, 92661 (Balboa Peninsula), 92662 (Balboa Island) and 92663 (West Newport), according to zip-codes.com. ZIP 92658 and 92659 are PO-box ZIPs. Call us if you are not sure we reach your address.
Does a garage door replacement need a permit in Newport Beach?
We could not confirm a garage-door-specific rule. The city's express permit page lists changing out windows and doors but does not name garage doors or openers. Ask the Newport Beach Building Division before a replacement or an opener swap.
Does salt air damage a garage door in Newport Beach?
Salt air can speed up rust on steel hinges, tracks, springs and opener hardware, although we have no Newport Beach measurement. Near the water we look for rust and worn bottom seals, and we suggest rinsing exposed hardware with fresh water and wiping the tracks dry.
Can a handyman fix a garage door?
A handyman can often deal with a sensor or a worn roller. Springs and cables hold a lot of tension and need a trained technician, so call us for those.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Newport Beach?
Yes. See gate repair and electric gate repair.
