Postwar houses with a lot of apartment buildings around them
The City's profile of the Van Nuys-North Sherman Oaks plan area, which includes Valley Glen along with Van Nuys and North Sherman Oaks, shows about 29 percent of homes as single-family and about 70 percent in multi-unit buildings (ACS 2020-2024). The 1950s are the largest age group there. These figures cover the whole plan area, not Valley Glen alone.
By ZIP code, 91606 has a median year built of 1962, and about 63 percent of its housing units went up before 1970, according to the Census Bureau's 2024 five-year estimates. That ZIP covers more than Valley Glen, but it shows many older houses with their original doors and openers.
Valley Glen became an official Los Angeles neighborhood in 1998. Los Angeles Valley College opened in 1949, and the Great Wall of Los Angeles, a 2,754-foot mural, runs along the Tujunga Wash on Coldwater Canyon Avenue. On older doors we replace worn original parts and check the whole door.
- Original openers and tracks on older houses
- Springs on heavily used apartment-row doors
- Doors sized for older garage openings

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

What Valley Glen conditions do to a garage door
Valley Glen is closest to the Van Nuys Airport weather station, where NOAA's 1991-2020 normals give about 13 inches of rain a year, average highs near 93 degrees in August and a record high of 118 degrees. Long hot spells are hard on grease, seals and plastic rollers.
The Tujunga Wash, a concrete channel that joins the Los Angeles River, runs through the neighborhood, and the Valley sees strong wind events: in January 2015 more than 54,000 LADWP customers lost power, mostly in the San Fernando Valley, according to CBS Los Angeles. With the power out, an opener that has no battery backup cannot run the door.
Once a season, watch the door through a full cycle. A new squeal, scrape or shudder is an early warning worth a call before a spring or cable lets go.
- Listen for new scrapes or squeals
- Test the battery backup twice a year
- Wipe sensor lenses and tracks

Battery backup, permits and design rules in Valley Glen
Battery backup. California Health and Safety Code section 19892 says residential garage door openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one. See opener installation.
Permits. The Los Angeles Department of Building and Safety lists same-size, same-type door and window change-outs in its Express Permit program for residential buildings, but we could not confirm a garage-door-specific rule, so check with LADBS before a replacement.
HOAs and style rules. If you live in a planned community or a historic overlay, check style and color rules before you choose a new door. See new garage doors for styles.

Valley Glen garage door repair: questions we hear
Is there garage door repair near me in Valley Glen?
Yes. Emil Garage Doors repairs garage doors in Valley Glen (ZIP 91606, 91401 and 91405) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Valley Glen?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Valley Glen?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Valley Glen?
Valley Glen uses ZIP codes 91606, 91401 and 91405. Each is shared with a neighboring area (North Hollywood, Valley Village or Van Nuys), so call us if you are not sure we reach your address.
Where are the boundaries of Valley Glen?
Sources differ, but Burbank Boulevard is the south border and the Hollywood Freeway the east border, with the Tujunga Wash on the west side and Vanowen Street or Sherman Way to the north. If your street is near an edge, call us and we confirm.
Can a handyman fix a garage door in Valley Glen?
A handyman can handle simple things like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
What is the most common problem with garage doors in Valley Glen?
Worn or broken springs are the most common, followed by cables, rollers, sensors and doors that jump their track. On older houses and apartment-row garages, years of cycles wear these parts out.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Valley Glen?
