Interior-street houses, condos and a lot of apartment buildings
A 2006 count cited by Wikipedia shows 3,881 single-family homes, 1,073 condos and 8,213 apartment units in Valley Village, so about six in ten units are apartments. Workers at nearby film studios built houses here in the 1930s.
By ZIP code, 91607 has a median year built of 1969, and about 52 percent of its units went up before 1970, according to the Census Bureau's 2024 five-year estimates. That ZIP covers more than the neighborhood, but it shows a mix of ages: single-family garages beside shared garages for apartment buildings.
North Hollywood High School is at 5231 Colfax Avenue and Valley Village Park at 5000 Westpark Drive. On a shared or older door we replace the springs and cables as a set and check the rest of the door, because parts that have seen many cycles wear together.
- Shared garage doors with heavy daily use
- Original openers on older houses
- Doors sized for older garage openings

| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

What Valley Village conditions do to a garage door
The nearest long-record NOAA station is Burbank Airport. Its 1991-2020 normals show average highs near 87 degrees in July and 89 in August, about 14 inches of rain a year and a record high of 114 degrees, reached more than once and most recently in September 2024. Long heat is hard on grease and plastic parts.
The Tujunga Wash, a concrete flood channel, forms the neighborhood's west boundary, and wind events knock out power across the Valley: in January 2015 more than 54,000 LADWP customers lost power, mostly in the San Fernando Valley, according to CBS Los Angeles. A garage door opener with no battery backup cannot run the door when the power is out.
Each season, watch the door through one full cycle and note any new noise, jerk or slant. Write it down so you can describe it when you call.
- Test the battery backup twice a year
- Listen for new noises each season
- Keep sensor lenses clean

Battery backup, permits and design rules in Valley Village
Opener law. A battery backup is required on residential openers sold or installed in California (Health and Safety Code section 19892), and a replacement door cannot be connected to an older opener without one. If your opener is old, plan for a new one. See opener installation.
City permits. LADBS publishes the permit rules for the City of Los Angeles. Its Express Permit list includes same-size, same-type door and window change-outs, but it does not name garage doors, so confirm at dbs.lacity.gov first.
Associations. Check any HOA or historic overlay rules before you order a new door, and see new garage doors for style options.

Valley Village garage door repair: questions we hear
Is there garage door repair near me in Valley Village?
Yes. Emil Garage Doors repairs garage doors in Valley Village (ZIP 91607, 91601 and 91602) and the neighborhoods next door. Call (213) 340-4232, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Valley Village?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Valley Village?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Valley Village?
Valley Village is served by ZIP codes 91607, 91601 and 91602. Wikipedia also lists 91401 and 91423, which touch the edges of the neighborhood. Most of these are shared with North Hollywood, Studio City or Sherman Oaks, so call us if you are not sure we reach your address.
Where are the boundaries of Valley Village?
The neighborhood council puts Burbank Boulevard on the north, the Tujunga Wash on the west, the Ventura Freeway on the south and the Hollywood Freeway on the east. Valley Glen is to the north, Studio City to the south and Sherman Oaks to the west.
Can a handyman fix a garage door in Valley Village?
A handyman can handle simple things like a sensor or a roller. Springs and cables are under high tension and need a trained technician, so call us for those.
What is the most common problem with garage doors in Valley Village?
Worn or broken springs are the most common, followed by cables, rollers, sensors and doors that jump their track. On shared garage doors the parts wear out sooner because of the extra cycles.
Does California require a battery backup on a garage door opener?
Yes. California Health and Safety Code section 19892 says residential openers sold or installed in the state need a battery backup, and a replacement garage door cannot be connected to an older residential opener that lacks one.
Do you also repair gates in Valley Village?
Yes. See gate repair and electric gate repair.
