A college city where about 74 percent of households rent and about half the homes date from 1960 to 1989
According to the Census Bureau's American Community Survey for 2020-2024, Carbondale has about 12,094 housing units with a median year built of 1976. About 18 percent were built in the 1960s, 20 percent in the 1970s and 13 percent in the 1980s, so many doors and openers are 35 to 65 years old. Only about 20 percent of the housing dates from before 1960.
Only about 32 percent of the city's homes are single-family detached houses; about 16 percent are in buildings of two to four units, about 43 percent are in buildings of five units or more and about 6 percent are mobile homes, and about 26 percent of occupied homes are owner-occupied. Southern Illinois University Carbondale, with nearly 11,000 students according to Wikipedia, is in the city, so a garage door often belongs to a landlord or a property manager. Tell us who owns the door and who will be home. We could not verify any homeowners' association rules.

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

What Carbondale weather does to a garage door
The closest station table we could use is the Carbondale station in Wikipedia's article on that city (the article does not give the station's location), which puts the January average high at 41.3 degrees and the low at 23.4, the July high at 88.1 and the low at 67.6, and the year at about 49 inches of precipitation and 11.4 inches of snow, according to the 1991-2020 normals. It is a stand-in, not a city reading. Humid summers rust springs and hinges, and freeze-thaw winters stiffen grease and weatherstripping and load the opener.
Wikipedia says Carbondale averages about 50 thunderstorm days a year and that spring storms can be severe, with strong winds, damaging hail and tornadoes. We could not verify any Carbondale-only gust, hail or outage figure. Wind can bend a track or push a door off its rollers, so look along the tracks after a storm.
Before winter, clean the sensors at the bottom of each track and wipe the weatherstripping. After a storm, look along the tracks for a bend before you run the door.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Carbondale
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Carbondale is an incorporated city with its own government, at explorecarbondale.com. City Hall is at 200 S. Illinois Avenue, phone 618-549-5302. The city's Building & Development page says a building permit is required for new construction, additions or remodeling, and that the Building and Neighborhood Services Division also issues the required electrical, plumbing and mechanical permits; one city page lists that division at 618-457-3237, and other numbers appear on other pages, so confirm by phone. The pages do not mention garage doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the division before the work. The city's electrical licensing page says anyone doing electrical work on a property other than their own must hold an electrician's license and a permit for each job, which matters if an opener job adds wiring. The city also runs a rental housing registration and inspection program, according to its permit pages.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Illinois has no statewide building code, so permit rules are set city by city.

Carbondale garage door repair: questions we hear
Is there garage door repair near me in Carbondale?
Yes. Emil Garage Doors repairs garage doors in Carbondale (ZIPs 62901 and 62903) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Carbondale?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Carbondale?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Carbondale?
Carbondale is served by ZIP codes 62901, 62902 and 62903, according to ZIP directories, and a Census ZIP overlay puts about 70 percent of the city in 62901. Call us if your address is near Murphysboro, Makanda or Carterville and you are not sure we reach it.
Does a garage door job in Carbondale need a permit?
The city says a building permit is needed for new construction, additions or remodeling, but its pages do not mention garage doors or openers, so we could not confirm a rule. Call the Building and Neighborhood Services Division before the work, especially if the job changes the opening or adds wiring.
Do you work on rental garages and duplexes in Carbondale?
Yes. According to Census estimates, about 74 percent of Carbondale's occupied homes are rented and about 59 percent of its homes are in buildings of two or more units. Tell us how many doors there are and who owns them, since a landlord or manager may need to approve the work.
Can a handyman fix a garage door?
A handyman can usually deal with a sensor, a roller or a loose bracket. Springs and cables hold a lot of tension and need a trained technician, so do not try to adjust them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
