Garage Doors in Chicago and the Near Suburbs

By Emil Garage Doors · Published November 2, 2026 · 4 min read · Seasonal and weather

Short answer

Chicago winters are hard on garage doors, so check the bottom seal, the door's balance and the opener before the first freeze. Illinois does not require a state license for general contractors, so hiring well means asking for written estimates and a written contract. Permit rules come from your city or village, so ask them first.

A winter that tests every part of the door

On January 30 and 31, 2019 the National Weather Service recorded a low of minus 23 degrees at O'Hare and minus 22 at Midway, with a wind chill of minus 52 at O'Hare. Few winters reach that, but every winter here brings snow, salt and long cold spells.

Cold does not break a good door, but it shows weak points: a worn bottom seal that freezes to the floor, a door that was already out of balance, an opener working harder than it should. Treat the first hard freeze as a reminder to look.

What to check by season

What the housing tells us

The Census Bureau's 2020 to 2024 survey puts the median home year at 1938 in Oak Park and Berwyn, and at 1959 in Skokie. About 40 percent of Oak Park homes are single-family detached, against about 52 percent in Berwyn and about 54 percent in Skokie, so many calls come from older detached garages and from newer attached ones.

Older openings may be narrow or uneven, and an older opener may pre-date the federal reversing standard that applies to operators made on or after January 1, 1993. In Chicago the median home was built in 1953.

Power cuts and the release handle

When the power fails, an opener cannot lift the door. Pull the red release handle, lift the door by hand only if it moves easily, and use the key or code at the house door if you are locked out. A door that feels very heavy has a spring or balance problem, so stop and call for service.

After the outage, reset the door and watch one full cycle before you leave it unattended.

Rules: licenses, permits and contracts

The Illinois Attorney General says general contractors are not required by state law to have a license, though municipalities may require permits or have other local rules. Check with your city or village before work starts.

The Illinois Home Repair and Remodeling Act requires a written contract for repair work costing more than one thousand dollars, signed by both sides. If you sign after a contractor visits your home you have three business days to cancel, and the Attorney General says never pay in cash. The City of Chicago says replacing an exterior door in kind in the existing opening needs no building permit, but it does not name garage doors.

How to choose a repair company

  1. Get written estimates from more than one company.
  2. Ask that each part and labor charge be listed.
  3. Ask for the scope of work and the warranty terms in writing.
  4. Be careful with anyone who knocks on your door and offers a free inspection.
  5. Keep the signed contract and the invoice.
