Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Houses from around 1971, with some duplexes and apartments
According to the Census Bureau's American Community Survey for 2020-2024, Collinsville has about 11,644 housing units with a median year built of 1971. About 66 percent are single-family detached houses, about 66 percent of occupied homes are owner-occupied, and the Census puts the median value of an owner-occupied home at $163,600. A door from 1971 is now more than 50 years old, so original springs, cables and chain-drive openers are the parts we replace most.
About 13 percent of homes are in buildings of two to four units, about 12 percent are in buildings of five or more units and about 3 percent are mobile homes. Collinsville is mainly in Madison County, with two portions in St. Clair County, according to Wikipedia. We could not verify named subdivisions or homeowners' association rules, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What your garage door is telling you in Collinsville
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.

What Collinsville weather does to a garage door
The nearest tables we could use are Edwardsville's, about 8 miles north-west, and St. Louis Lambert Airport's. Wikipedia gives Edwardsville a July average high of about 90 degrees and a January average low of about 19, and Lambert a July mean daily high of 89.6. These are stand-ins, not Collinsville readings. Heat wears springs, cables and seals, and January cold stiffens the grease on rollers and hinges.
An EF3 tornado hit Edwardsville on December 10, 2021, according to Wikipedia, but we could not verify damage in Collinsville or any Collinsville hail or storm history. After any storm, look at the tracks and panels before you run the opener, and know where your manual release is in a power outage.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Lubricate rollers and hinges twice a year
- Clear ice from the bottom seal in winter
- Know where the manual release is

Opener safety, permits and design rules in Collinsville
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Collinsville is an incorporated city with its own government. The Building Division of Community Development is at City Hall, 125 South Center Street, phone 618-346-5200 extension 3, on collinsvilleil.org. According to the city's permit pages as quoted in search results (the site blocked our reading), a Limited permit covers roofing, siding, windows, above-ground pools, fences and sheds, and other residential work such as garages, room additions and anything with plumbing, drywall or electrical needs a residential permit. Garage doors and openers are not named, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Call the Building Division before the work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says a contractor should hand over the Home Repair Consumer Rights document for work valued at $1,000 or more, and that a contract signed at your home can be canceled within three business days.

Collinsville garage door repair: questions we hear
Is there garage door repair near me in Collinsville?
Yes. Emil Garage Doors repairs garage doors in Collinsville (ZIP 62234) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Collinsville?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Collinsville?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Collinsville?
Collinsville has one street ZIP code, 62234, according to ZIP directories. Call us if your address is near Maryville, Caseyville or Fairview Heights and you are not sure we reach it.
Do you serve the St. Clair County parts of Collinsville?
Yes. Collinsville is mainly in Madison County, with two portions in St. Clair County, according to Wikipedia. We serve homes on both sides of the county line.
Do I need a permit to replace a garage door in Collinsville?
The city's permit pages, as quoted in search results, list roofing, siding and windows under a Limited permit but do not name garage doors or openers, so we could not confirm the rule. Call the Building Division at 618-346-5200, extension 3, before the work.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
