Mostly houses built before 1960
According to the Census Bureau's American Community Survey for 2020-2024, Dixon has about 6,394 housing units with a median year built of 1954. About 32 percent were built in 1939 or earlier, about 10 percent in the 1940s and about 19 percent in the 1950s, which puts roughly 61 percent before 1960, and only about 14 percent date from 1990 or later. Many garages are older, narrower or built to an odd size, and many doors are on a second or third set of springs and openers.
About 73 percent of the city's homes are single-family detached houses, about 10 percent are in buildings of two to four units and about 64 percent of occupied homes are owner-occupied. Wikipedia says Dixon grew from a ferry on the Rock River that John Dixon bought in 1830 and that Ronald Reagan lived here as a boy. We could not verify any homeowners' association rules, so ask your landlord or building manager before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Older openings that may not be a standard size
- Original springs and openers on older homes
- Rented garages that need the owner's OK

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What Dixon weather does to a garage door
Dixon has a National Weather Service station of its own, Dixon 1W, and Wikipedia's 1991-2020 table gives a January average high of 29.0 degrees and low of 13.6, a July high of 82.7, about 40.5 inches of precipitation and 31.2 inches of snow a year, and a record low of minus 32. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
The National Weather Service says the August 10, 2020 derecho left at least a million customers across northern Illinois without power, some for more than two weeks. The service lists Dixon only for rainfall that day, so we found no Dixon gust figure. Near the Rock River, National Weather Service gauge notes put flood stage at Dixon at 13 feet and say water starts to reach West First Street at 16 feet, so garages close to the river see damp and rust more than most.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Dixon
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Dixon is an incorporated city and the Lee County seat, with its own government. Its Building and Zoning pages on dixongov.com list a building permit application folder and a contractor application folder, and a summary of the city's document library gives the Building Department at (815) 288-1403. A third-party permit guide lists a different number, 815-288-1485, at 121 West 2nd Street, so confirm by phone. A search summary of the city code says no permit is issued to anyone not registered as a contractor. We found no page that names garage doors or openers, so we could not confirm whether a replacement garage door or an opener swap needs a permit. Ask the department before the work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says a contractor should hand over the Home Repair Consumer Rights document on jobs worth $1,000 or more and lists what a written contract should say.

Dixon garage door repair: questions we hear
Is there garage door repair near me in Dixon?
Yes. Emil Garage Doors repairs garage doors in Dixon (ZIP 61021) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Dixon?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Dixon?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Dixon?
Dixon's ZIP code is 61021, the only one listed for the city in ZIP directories. Call us if your address is near Nachusa, Eldena, Nelson or Woosung and you are not sure we reach it.
Do you service older garage doors in Dixon?
Yes. About 61 percent of Dixon homes were built before 1960, according to Census estimates, so many doors, springs and openers are worn or already replaced once. We measure the opening, weigh and balance the door and explain what we find before we quote.
Do I need a permit to replace a garage door in Dixon?
We could not confirm it. The city pages we could read do not name garage doors, and the phone number differs between sources, so call the Building Department at (815) 288-1403 before you order a door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
