What customers say
Real reviews from our Google listing, copied as the customers wrote them.
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Post-war ranches, split-levels and a large stock of older houses
According to the Census Bureau's 2020-2024 American Community Survey, Rockford has about 67,400 housing units. The median year built is 1963 and about 22 percent of the housing was built in 1939 or earlier. About 62 percent of the units are single-family detached houses and about 55 percent of occupied homes are owner-occupied. Doors and openers from the 1960s and 1970s are often on a second set of springs or due for one, and the pre-war streets have older detached garages with their own quirks.
The city has six locally designated historic districts: Haight Village, Garfield Avenue, Indian Terrace, Brown's Hills/Knightsville, Northeast State and Main, and the Peacock Brewery district. The city's Historic Preservation Commission requires a Certificate of Appropriateness before the exterior of a landmark or a property in a local district is changed. We could not verify whether a replacement garage door counts, so check with the commission if you live in one.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Second sets of springs on 1960s and 1970s homes
- Local historic districts: ask before changing a door
- Older detached garages on pre-war streets

| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |

What Rockford weather does to a garage door
Using the Chicago Rockford International Airport 1991-2020 normals shown on Wikipedia, Rockford's mean daily high in January is 29.1 degrees and the mean low is 14.5. The year brings about 37 inches of snow and about 28 snowy days. The National Weather Service recorded minus 31 at the airport on January 31, 2019. Long cold stretches stiffen lubricant and make torsion springs and cables brittle, and freeze-thaw cycles freeze the bottom seal to the slab.
On March 31, 2023, the National Weather Service rated an EF-1 tornado that touched down about a mile southeast of downtown Rockford and moved northeast about six miles, mostly damaging trees and roofs. Wikipedia reports that Keith Creek floods in 2006 and 2007 damaged hundreds of older homes. Wind and ice can knock out power, so know where your manual release is, and water that reaches a low garage can wet the tracks, rollers and opener.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a wind storm or a flood, look at the tracks and panels before you run the opener.
- Check the bottom seal after freeze-thaw
- Know where the manual release is
- Inspect tracks after wind or high water

Opener safety, permits and design rules in Rockford
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Rockford is its own city. City Hall is at 425 East State Street, phone 779-348-7300, and the Building Department is reached at 779-348-7158. The city's building permit page says permits apply to construction, alteration, enlargement, repair or moving of a structure larger than 120 square feet, and it does not mention doors or garage doors. We could not confirm whether a garage door replacement or an opener swap needs a permit, and electrical permits are separate, so call the city before the work or visit rockfordil.gov. The same page says general contractors do not need a city license.
Illinois rules. The Illinois Department of Financial and Professional Regulation lists roofing contractors and home inspectors among its regulated professions, but its list has no garage door or general contractor category, so we found no statewide garage door contractor license. Homes in the six local historic districts may need a Certificate of Appropriateness from the Historic Preservation Commission for exterior changes; we could not verify whether that covers garage doors.

Rockford garage door repair: questions we hear
Is there garage door repair near me in Rockford?
Yes. Emil Garage Doors repairs garage doors in Rockford (ZIP 61101) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Rockford?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Rockford?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Rockford?
Rockford's street ZIP codes are 61101, 61102, 61103, 61104, 61107, 61108, 61109, 61112, 61114 and 61115. Several other codes are for PO boxes only. ZIP 61103 is also used for Machesney Park, and 61115 is shared with Loves Park and Machesney Park, so the city line decides which office issues a permit.
Do you serve homes in the Ogle County part of Rockford?
Yes. Rockford is the Winnebago County seat, and Wikipedia says a small part of the city in the far south lies in Ogle County. We serve homes on both sides of the county line.
Do I need approval to change a garage door in a Rockford historic district?
Rockford requires a Certificate of Appropriateness before the exterior of a landmark or a property in a local historic district is changed. We could not verify whether a replacement garage door counts, so contact the city's Historic Preservation Commission before you order a door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
