Garages from the 1990s and 2000s, plus a historic core
According to the Census Bureau's 2020-2024 American Community Survey, Sycamore has about 7,723 housing units and a median year built of 1993. The largest group, about 2,486 homes or 32 percent, was built in the 2000s, and another 1,072 in the 1990s. About 56 percent of units are single-family detached houses and about 20 percent are attached homes such as townhomes, so many garage doors and openers are now 15 to 30 years old.
The Sycamore Historic District, listed on the National Register in 1978 and covering more than 200 properties, is the main older-home area, according to Wikipedia. The DeKalb County Courthouse stands at the heart of downtown, and the Sycamore Pumpkin Festival has been held on its lawn since 1962. We could not verify any city review of garage doors in the district, so ask the city if you plan to change a visible door.
Tell us your cross street and whether the door is a single, a double or a pair. We weigh and balance each door before choosing new springs, since the right spring depends on its weight.
- Original springs and openers on 1990s and 2000s homes
- Older doors in the historic streets

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

What Sycamore weather does to a garage door
Sycamore's page names no weather station, so we use the National Oceanic and Atmospheric Administration station in DeKalb, about 6 miles away, as a close but not exact guide. Its 1991-2020 normals give a January mean high of 28.1 degrees and low of 13.1, a July mean high of 83.1, and about 33 inches of snow a year, almost all between November and March. Cold like that stiffens lubricant and weatherstripping and loads springs, cables and the opener motor.
In the August 10, 2020 derecho, DeKalb County damage was mostly downed trees and power lines, and over 1,000 households lost power, according to a Shaw Local report citing ComEd. The National Weather Service summary lists an EF-0 tornado at Kirkland in the county and does not mention Sycamore. After an outage, a door that is stuck partway may need the manual release before you try the opener again.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. In winter, keep the bottom seal clear of ice so the door is not frozen to the slab when the opener starts.
- Know where the manual release is
- Clear ice from the bottom seal
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Sycamore
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Sycamore is its own city, so its rules come from the City of Sycamore. The Community Development Department's Building Division is at 541 DeKalb Avenue, phone 815-895-4434, and the city site is cityofsycamore.com. The city pages we found do not say whether a garage door replacement or an opener swap needs a permit, so we could not confirm a garage-door-specific rule. Call the Building Division before the work.
State rules. The city's state-contractor page says plumbing, roofing and fire alarm contractors must give the city a copy of their Illinois license when they apply for a permit, and it does not mention garage door contractors. The state's list of regulated professions has no garage or overhead door category, so we found no Illinois license for this trade.

Sycamore garage door repair: questions we hear
Is there garage door repair near me in Sycamore?
Yes. Emil Garage Doors repairs garage doors in Sycamore (ZIP 60178) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Sycamore?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Sycamore?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP code do you serve in Sycamore?
Sycamore's street ZIP code is 60178, according to a ZIP code listing site. Call us if you are not sure we reach your address, including streets near Genoa, Kingston or Cortland.
Do I need a permit to replace a garage door in Sycamore?
We could not confirm a garage-door-specific rule. Call the Building Division at 815-895-4434 before a replacement and ask whether a permit applies to your project.
Do you repair garage doors in the Sycamore Historic District?
Yes. Older homes often have older doors, tracks and openers. We could not verify whether the city reviews garage door changes in the district, so check with the city before you choose a different style, and tell us when you call so we can plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
