What St. Charles weather does to a garage door
The nearest station table we could use is Elgin, which puts the January average high at 30.1 degrees and the low at 14.1, the July high at 84.1, and the year at about 40 inches of precipitation and 32 inches of snow, according to Wikipedia's 1991-2020 normals. It is a stand-in, not a St. Charles reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
News reports from the Daily Herald and Patch say that heavy rain in April 2013 pushed the Fox River and local streams over their banks, closing the Illinois Street Bridge downtown and the riverside parks for days; we did not verify a crest figure. For the August 10, 2020 derecho the National Weather Service lists an EF-1 tornado northwest of Elburn in Kane County, and says more than a million customers in the region lost power, some for more than two weeks. St. Charles shows up there only in the rainfall tables. We could not verify St. Charles-only gusts or outage figures. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.

A riverfront downtown and a long run of newer subdivisions
According to the Census Bureau's American Community Survey for 2020-2024, St. Charles has about 13,829 housing units with a median year built of 1984. About 9 percent were built in 1939 or earlier and about 18 percent before 1960, while about 18 percent date from the 2000s and about 7 percent from 2010 on. The Census puts the median value of an owner-occupied home at $377,400, which is one reason owners here tend to repair a good door rather than swap it.
About 59 percent of the city's homes are single-family detached houses, about 14 percent are attached and about 20 percent are in buildings of five units or more; about 70 percent of occupied homes are owner-occupied. Wikipedia says the city was founded in 1834 as Charleston, was incorporated as St. Charles in 1839, and has the Fox River running through downtown. We could not verify any homeowners' association rules, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Older doors and frames near the river and downtown
- Springs and openers from the 1980s to 2000s subdivisions

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

What your garage door is telling you in St. Charles
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| The door is heavy and will not stay up | A spring has lost tension or broken | Replace the springs as a set and rebalance the door |
| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |
| The door closes crooked | A stretched or slipped cable | Replace the cable and level the door |
| The remote works only close to the door | A weak battery, receiver or antenna | Replace the battery and test the receiver |

Opener safety, permits and design rules in St. Charles
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. St. Charles is an incorporated city with its own government. Its Building & Code Enforcement Division is on the first floor of City Hall, 2 E. Main St., phone 630-377-4406, email permits@stcharlesil.gov, on stcharlesil.gov. The city's permit FAQ says permits are required for roofs, siding, windows and doors, but it does not name garage doors or openers, so we could not confirm whether a replacement garage door or an opener swap needs one. Ask the Division before the work. The same page says work that needs a permit can be charged double the permit fees once a permit is applied for. The city has a separate contractor requirements page and a Historic Preservation Certificate of Appropriateness application; we could not confirm how either applies to a garage door job, so ask the Division.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Illinois has no statewide building code, so permit rules are set village by village.

St. Charles garage door repair: questions we hear
Is there garage door repair near me in St. Charles?
Yes. Emil Garage Doors repairs garage doors in St. Charles (ZIPs 60174 and 60175) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in St. Charles?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in St. Charles?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in St. Charles?
St. Charles has two ZIP codes, 60174 and 60175, according to ZIP directories, and both also cover some area outside the city. Call us if your address is near Geneva, South Elgin or Wayne and you are not sure we reach it.
Do you service older garage doors near downtown St. Charles?
Yes. About 18 percent of St. Charles homes were built before 1960, according to Census estimates, and the doors, frames and openers on them are often worn or already replaced once. We weigh and balance the door and explain what we find before we quote.
Do you repair garage doors after a storm in St. Charles?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
