West Chicago homes

A railroad-town core and many 1990s and 2000s subdivisions

According to the Census Bureau's American Community Survey for 2020-2024, West Chicago has about 7,745 housing units with a median year built of 1980. About 12 percent were built in 1939 or earlier and about 24 percent before 1960, while about 21 percent date from the 1990s and about 18 percent from the 2000s. That gives you two kinds of door: original or twice-replaced doors in the older streets, and doors from the last 25 to 35 years in the newer ones.

About 67 percent of the city's homes are single-family detached houses, about 20 percent are in buildings of five units or more, and about 71 percent of occupied homes are owner-occupied. Wikipedia says the city began as a railroad junction, was incorporated in 1873 as the Village of Turner and took the name West Chicago in 1896. We could not verify any homeowners' association rules, so ask yours before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Freeze, snow and spring storms

What West Chicago weather does to a garage door

The nearest station table we could use is Elgin, which puts the January average high at 30.1 degrees and the low at 14.1, the July high at 84.1, and the year at about 40 inches of precipitation and 32 inches of snow, according to Wikipedia's 1991-2020 normals. It is a stand-in, not a West Chicago reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.

For the August 10, 2020 derecho the National Weather Service lists EF-1 tornadoes in DuPage County at Wheaton and at Lombard and Villa Park, and says more than a million customers in the region lost power, some for more than two weeks. West Chicago shows up there only in the rainfall tables. We could not verify West Chicago-only gusts or outage figures. In a long outage, know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.

  • Clear ice from the bottom seal in winter
  • Lubricate rollers and hinges twice a year
  • Know where the manual release is

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

Rules to know

Opener safety, permits and design rules in West Chicago

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. West Chicago is an incorporated city with its own government. Its Community Development Department is at 475 Main Street, open 8:00 a.m. to 4:30 p.m. Monday to Friday, on westchicago.org. We could only read the city's pages through search summaries, so confirm what follows with the department. The city says a building permit is required for certain residential projects that include home improvement or remodeling, but we found no page that names garage doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the department before the work. The city says a contractor who pulls a permit must complete its Contractor Registration Application, and that insurance, surety bonds, state or local licenses and fees are due before a permit is issued; we could not confirm how that applies to garage door work.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Illinois has no statewide building code, so permit rules are set village by village.

FAQ

West Chicago garage door repair: questions we hear

Is there garage door repair near me in West Chicago?

Yes. Emil Garage Doors repairs garage doors in West Chicago (ZIP 60185) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in West Chicago?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in West Chicago?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in West Chicago?

West Chicago's street ZIP code is 60185, according to ZIP directories, and that ZIP also covers some area outside the city. Call us if your address is near Wayne, Winfield or Warrenville and you are not sure we reach it.

Do you service older garage doors in West Chicago?

Yes. About 24 percent of West Chicago homes were built before 1960, according to Census estimates, and the doors, springs and openers on them are often worn or already replaced once. We weigh and balance the door and explain what we find before we quote.

Do you repair garage doors after a storm in West Chicago?

Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
