Short answer

It depends on your village and your association. Some villages say a same-size door swap needs no permit, but a new opener, a change to the opening or a repair may. An HOA can also have its own rules for style and color. Ask both before you order, and get the answer in writing.

Do I need a village permit to replace a garage door?

There is no single Illinois answer, because each village or city sets its own rules. The City of Waukegan says on its permit page that same-size replacement windows and doors do not need a permit, and that changing the size does. That page does not name garage doors, so call the department before you assume it covers one.

The Village of Bolingbrook says permits are required for many projects, including repairs and alterations, and that they must be in place before any work starts, whether the owner or a contractor does the job. Garage doors are not named there either. Both pages point you to the building department with questions.

Rules vary by village and HOA. This is general guidance, not legal advice.

What to ask the building department

A short call or an email saves a delay. Have these answers ready:

  • Is the new door the same size and in the same opening, or does the framing or header change?
  • Is the opener being replaced, and does that need an electrical permit?
  • Who applies for the permit, the owner or the contractor?
  • Do I need to be present for an inspection?

Does my HOA have to approve a new door?

An association's rules live in its declaration, bylaws and rules, so read them before you order. Many associations look at the door style, color, windows and sometimes the opener or hardware. Some require an application to the board or an architectural committee before work starts.

Do not rely on a neighbor's memory of the rules. Ask the board or the management company which form to use and how long a decision takes, and keep the reply.

What to send with an HOA request

  1. Photograph the current door

A wide photo of the front of the house shows the style and the trim.

  2. Get the specification

Ask for the model name, panel style, color, window layout and hardware finish.

  3. Send it in writing

Email the board or manager and ask for approval by reply.

  4. Order after you have it

Wait for a written yes before you place a special order.

Plan the order around the rules

A new door can take weeks to arrive when it is special order, so approvals should come first. A permit or HOA review that is still open on delivery day can stop the work. See new garage doors for options and repair or replace if you are still deciding.

Questions people ask

Do I need a permit to replace a garage door in Illinois?

It depends on the village. Waukegan says same-size replacement doors do not need a permit but does not name garage doors, so ask your building department.

Does replacing an opener need a permit?

It may, because an opener is wired. Ask your building department whether electrical work on your project needs a permit.

Can my HOA stop me from installing a new garage door?

Your association can have written rules for style, color and windows. Read your declaration and rules and ask the board for approval in writing before you order.

Who applies for the permit, me or the installer?

Bolingbrook says permits are required whether an owner or a contractor does the work. Ask your village who applies, and confirm it before the job starts.
