More than half of the housing was built in the 1970s and 1980s
According to the Census Bureau's American Community Survey for 2020-2024, Schaumburg has about 33,346 housing units with a median year built of 1979. About 38 percent were built in the 1970s, about 22 percent in the 1980s and about 17 percent in the 1990s, while only about 4 percent date from before 1960. A door from the 1970s or 1980s is now 35 to 55 years old, so the usual calls are a worn spring set, a frayed cable or an opener that has stopped listening to its remote.
Only about 35 percent of the village's homes are single-family detached houses; about 19 percent are attached, about 16 percent are in buildings of two to four units and about 30 percent are in buildings of five units or more. About 63 percent of occupied homes are owner-occupied. Wikipedia says the Weathersfield subdivision, begun in 1959, eventually grew to more than 6,800 housing units, and that International Village, finished in 1967, was the first major multifamily development. We could not verify any homeowners' association rules, so ask yours or your building manager before you change a door.
Tell us what the door does and how old the house is, and we book the soonest visit. We weigh and balance the door before choosing springs, so the new set fits the door you really have.
- Springs and cables on doors from the 1970s and 1980s
- Rows of garages on townhomes and condos

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What Schaumburg weather does to a garage door
The closest station table we could use is Chicago O'Hare, which puts the January average high at 31.6 degrees and the low at 18.8, the July high at 84.5, and the year at about 38 inches of precipitation and 38 inches of snow, according to Wikipedia's 1991-2020 normals. Wikipedia puts Schaumburg about 10 miles northwest of O'Hare, so this is a stand-in, not a Schaumburg reading. Cold stiffens grease and weatherstripping, loads the opener and can finish off a spring that is already near the end of its cycles.
During the January 30-31, 2019 polar vortex the Weather Service's record-cold page lists O'Hare at minus 23 degrees with a wind chill of minus 52, and Elgin at minus 25; it says not all of the data are official and does not list Schaumburg itself. The National Weather Service's write-up of the August 10, 2020 derecho lists EF-1 tornadoes in DuPage County at Wheaton and at Lombard and Villa Park and in Cook County from Oak Forest to Midlothian and from Lincolnwood to Rogers Park, and says at least a million customers lost power across the damage area. Schaumburg appears there only in the rainfall table, and we could not verify Schaumburg-only gusts or outage figures. In a long outage, know where your manual release is.
Each fall, look at the springs and cables for gaps, fraying or rust, and listen for scraping in the tracks. If the door shudders or the opener strains in the cold, stop using it and call us rather than forcing it.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Schaumburg
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Schaumburg is an incorporated village with its own government, and its Permit Services pages are on villageofschaumburg.com. The site would not open for us, so we read it only through search summaries. Those summaries show express residential permits for roofing, siding, air conditioners, furnaces, water heaters, sewers and plumbing and do not name garage doors, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the village before the work. A summary of the village's Contractor's Business License page says contractors working in Schaumburg need that license, and that out-of-town contractors get an Out of Town Contractors License; we could not confirm fees or how it applies to garage door work. Wikipedia says the Olde Schaumburg Centre Overlay District, set up in 1978, protects the historic character around Schaumburg and Roselle Roads; we could not verify whether it affects garage doors.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Illinois has no statewide building code, so permit rules are set village by village.

Schaumburg garage door repair: questions we hear
Is there garage door repair near me in Schaumburg?
Yes. Emil Garage Doors repairs garage doors in Schaumburg (ZIPs 60193, 60173 and 60194) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Schaumburg?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Schaumburg?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Schaumburg?
Most of Schaumburg falls in ZIP codes 60193, 60173 and 60194, according to Census ZIP tabulation areas, and parts of the village touch other ZIPs. Call us if your address is near Roselle, Hoffman Estates or Elk Grove Village and you are not sure we reach it.
Do you service townhome and condo garages in Schaumburg?
Yes. According to Census estimates, only about 35 percent of Schaumburg homes are detached houses; the rest are attached homes and apartment buildings. Tell us how many doors there are and who owns them, since a board or landlord may need to approve the work.
Do you repair garage doors after a storm in Schaumburg?
Yes. Strong wind can bend a track or push a door off its rollers, and a fallen limb can dent panels. We check the track, panels, springs and opener, explain what we find and quote the price before any work starts.
Can a handyman fix a garage door?
A handyman can usually deal with a sensor, a roller or a loose bracket. Springs and cables hold a lot of tension and need a trained technician, so do not try to adjust them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
