A suburb that Sam and Jack Hoffman started on 160 acres in 1954
According to the Census Bureau's American Community Survey for 2020-2024, Hoffman Estates has about 19,335 housing units with a median year built of 1976. About 20 percent were built in the 1960s, about 33 percent in the 1970s and about 17 percent in the 1980s, and about 31 percent date from before 1970. A door that came with those houses is now 35 to 65 years old, so many are on replacement springs, and openers from the 1980s and 1990s are common.
About 60 percent of the village's homes are single-family detached houses, about 15 percent are attached and about 20 percent are in buildings of five units or more; about 74 percent of occupied homes are owner-occupied. Wikipedia says father and son Sam and Jack Hoffman bought 160 acres in 1954 and began the development that bears their name, and that the village was incorporated on September 23, 1959. We could not verify any homeowners' association rules, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

What Hoffman Estates weather does to a garage door
The closest station table we could use is Chicago O'Hare, which puts the January average high at 31.6 degrees and the low at 18.8, the July high at 84.5, and the year at about 38 inches of precipitation and 38 inches of snow, according to Wikipedia's 1991-2020 normals. O'Hare is about 14 miles east-south-east of the village (straight line between Wikipedia's centers), so this is a stand-in, not a Hoffman Estates reading. Cold stiffens grease and weatherstripping, loads the opener and can finish off a spring that is already near the end of its cycles.
During the January 30-31, 2019 polar vortex the Weather Service's record-cold page lists O'Hare at minus 23 degrees, Elgin at minus 25 and Barrington at minus 28, a new record there; it says not all of the data are official and does not list Hoffman Estates itself. The National Weather Service's write-up of the August 10, 2020 derecho lists EF-1 tornadoes in DuPage County at Wheaton and at Lombard and Villa Park and in Cook County from Oak Forest to Midlothian and from Lincolnwood to Rogers Park, and says at least a million customers lost power across the damage area. Hoffman Estates appears there only in the rainfall table, and we could not verify Hoffman Estates-only gusts or outage figures. In a long outage, know where your manual release is.
Before winter, clean the sensors at the bottom of each track and wipe the weatherstripping. If the door sticks on a frozen morning, free the seal first, then use the opener.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Hoffman Estates
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Hoffman Estates is an incorporated village with its own government. Its Development Services office is at 1900 Hassell Road, phone (847) 781-2631, email buildingpermits@vohe.org, open Monday to Friday 8:30 a.m. to 5:00 p.m. and on the second Saturday of the month from 9:00 a.m. to noon, on hoffmanestates.org. The village says the property owner is ultimately responsible for making sure a permit is obtained before work begins, and it lists permit handouts for windows and exterior doors and for garages, but it does not say whether a replacement garage door or an opener swap needs a permit, so ask the office before the work. Contractors apply through the village's online portal and must register for a contractor account; we could not confirm how that applies to garage door work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Illinois has no statewide building code, so permit rules are set village by village.

Hoffman Estates garage door repair: questions we hear
Is there garage door repair near me in Hoffman Estates?
Yes. Emil Garage Doors repairs garage doors in Hoffman Estates (ZIPs 60169 and 60192) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Hoffman Estates?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Hoffman Estates?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Hoffman Estates?
Most of Hoffman Estates falls in ZIP codes 60169 and 60192, according to Census ZIP tabulation areas, and parts of the village touch Elgin's and Barrington's ZIPs. Call us if your address is near Schaumburg, Streamwood or South Barrington and you are not sure we reach it.
Does a permit apply to a garage door job in Hoffman Estates?
The village says the owner is responsible for making sure any needed permit is obtained before work begins, but we could not confirm whether a like-for-like door or an opener swap needs one. Call the Development Services office at (847) 781-2631 before the work.
Do you repair garage doors after a storm in Hoffman Estates?
Yes. Strong wind can bend a track or push a door off its rollers, and a fallen limb can dent panels. We check the track, panels, springs and opener, explain what we find and quote the price before any work starts.
Can a handyman fix a garage door?
A handyman can usually deal with a sensor, a roller or a loose bracket. Springs and cables hold a lot of tension and need a trained technician, so do not try to adjust them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
