My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Pre-war frame houses, 1950s and 1960s brick, and many apartment buildings
According to the Census Bureau's American Community Survey for 2020-2024, Waukegan has about 33,229 housing units with a median year built of 1967. About 18 percent were built in 1939 or earlier and about 40 percent before 1960, while about 21 percent date from 1990 or later. That gives you a lot of older doors, springs and openers that are original or already replaced once, and a newer ring of homes where the springs are reaching the end of their cycle life.
About 52 percent of the city's homes are single-family detached houses, about 13 percent are in buildings of two to four units and about 28 percent are in buildings of five units or more; about 50 percent of occupied homes are owner-occupied. Wikipedia says the city was founded in 1829, incorporated as a city in 1859 and is the Lake County seat. We could not verify any homeowners' association rules, so ask yours, or your landlord or building manager, before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original springs and openers on 1950s and 1960s homes
- Older garages with openings that may not be standard
- Shared and rented garages that need the owner's OK

What your garage door is telling you in Waukegan
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| A loud bang from the garage | A torsion spring snapped | Replace both springs and balance the door |
| The door shakes or scrapes going up | Worn rollers, dry hinges or loose track bolts | Replace rollers, tighten the track and lubricate |
| The door stops partway and reverses | A blocked or misaligned sensor, or a force setting | Clean and realign the sensors and reset the force |
| Daylight shows under the door | A worn bottom seal or an uneven door | Replace the seal and level the door |
| The opener is slow or very noisy | An old chain or belt, or a worn motor | Service or replace the opener and test the safety reverse |
Do not run a door that is crooked or heavy.

What Waukegan weather does to a garage door
Waukegan's own normals, shown on Wikipedia from National Weather Service data for 1981-2010, put the January average high at 29.9 degrees and the low at 15.1, the July high at 81.4, and the year at about 32 inches of precipitation and 36 inches of snow. The National Weather Service recorded minus 23 at Waukegan Airport on January 31, 2019, and minus 23 at Waukegan Harbor the day before, and notes that not all of those readings are official. Long cold stretches stiffen grease and weatherstripping, load the opener and make a worn spring more likely to break.
For the August 10, 2020 derecho the National Weather Service lists an EF-1 tornado that started in northwest Lake County, with the worst structural damage in the northwest of the county, and says at least a million customers in the region lost power, some for more than two weeks. It gives no Waukegan gust or outage figure, so we could not verify one. In a long outage, know where your manual release is. Waukegan appears in that report only in the rainfall list.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Waukegan
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Waukegan is an incorporated city with its own government. Its Building & Code Department is in City Hall, 100 N. Martin Luther King Jr. Ave., phone 847-625-6868, email permits@waukeganil.gov, on waukeganil.gov. We could only read the city's pages through search summaries, so confirm what follows by phone. The city's Windows & Doors page is quoted as saying a permit is not required for a same-size replacement door or window, while another version says one is needed if you change the size of an opening; neither names garage doors, so we could not confirm whether a replacement garage door or an opener swap needs a permit. Ask the department before the work. The summaries also say contractors working in the city must register with it before they pull permits, and that registration expires each December 31; we could not confirm the fee or how it applies to garage door work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give the Home Repair Consumer Rights document on jobs valued at $1,000 or more and lists what a written contract must say.

Waukegan garage door repair: questions we hear
Is there garage door repair near me in Waukegan?
Yes. Emil Garage Doors repairs garage doors in Waukegan (ZIPs 60085 and 60087) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Waukegan?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Waukegan?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Waukegan?
Waukegan has two street ZIP codes, 60085 and 60087, according to ZIP directories, and 60087 also covers Beach Park. Call us if your address is near Gurnee, Park City or North Chicago and you are not sure we reach it.
Do you service older garage doors in Waukegan?
Yes. About 40 percent of Waukegan homes were built before 1960, according to Census estimates, and the doors, springs and openers on them are often worn or already replaced once. We measure the opening, weigh and balance the door and explain what we find before we quote.
Do you repair garage doors after a storm in Waukegan?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
