Houses, duplexes and apartment buildings from the 1970s back to the pre-war years
According to the Census Bureau's American Community Survey for 2020-2024, North Chicago has about 7,894 housing units with a median year built of 1973. About 17 percent were built in the 1970s, which is the largest decade, while about 19 percent date from 1939 or earlier and about 31 percent from 1990 or later. A door that is original to the 1970s is now past 50 years old, so many are on a replacement set of springs, an older opener or both.
Only about 38 percent of the city's homes are single-family detached houses; about 20 percent are in buildings of two to four units and about 28 percent are in buildings of five units or more, and about 33 percent of occupied homes are owner-occupied. Wikipedia says the city grew around a railroad depot opened in 1892 and a barbed wire factory, and was incorporated as a city in 1909. We could not verify any homeowners' association rules, so ask your landlord or building manager before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What North Chicago weather does to a garage door
The nearest station table we could use is Waukegan, about 4 miles north of North Chicago's center, which puts the January average high at 29.9 degrees and the low at 15.1, the July high at 81.4, and the year at about 32 inches of precipitation and 36 inches of snow, according to Wikipedia's 1981-2010 normals. It is a stand-in, not a North Chicago reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
The National Weather Service recorded minus 23 at Waukegan Airport on January 31, 2019, and minus 23 at Waukegan Harbor the day before, and notes that not all of those readings are official. For the August 10, 2020 derecho the National Weather Service lists an EF-1 tornado that started in northwest Lake County, with the worst structural damage in the northwest of the county, and says at least a million customers in the region lost power, some for more than two weeks. It gives no North Chicago gust or outage figure, so we could not verify one. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Opener safety, permits and design rules in North Chicago
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. North Chicago is an incorporated city with its own government. Its Economic and Community Development Department is at 1850 Lewis Avenue, phone 847.596.8650 for permits and inspections, email permits@northchicago.org, open Monday to Friday 8:00 a.m. to 5:00 p.m., on northchicago.org. The department's page links a Contractor Registration form, but we could not read what it requires, and we found no official page that says whether a replacement garage door or an opener swap needs a permit. Ask the department before the work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give the Home Repair Consumer Rights document on jobs valued at $1,000 or more and lists what a written contract must say.

North Chicago garage door repair: questions we hear
Is there garage door repair near me in North Chicago?
Yes. Emil Garage Doors repairs garage doors in North Chicago (ZIPs 60064 and 60088) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in North Chicago?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in North Chicago?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in North Chicago?
North Chicago has two street ZIP codes, 60064 and 60088, according to ZIP directories, and 60088 mainly covers the Great Lakes area. Call us if your address is near Waukegan, Green Oaks or Lake Bluff and you are not sure we reach it.
Do you service rented homes and apartment garages in North Chicago?
Yes. According to Census estimates, about two thirds of North Chicago's occupied homes are rented and about 28 percent of homes are in buildings of five units or more. Tell us how many doors there are and who owns them when you call, so we can plan the visit.
Do you repair garage doors after a storm in North Chicago?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
