My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

What Lake Forest weather does to a garage door

The nearest station table we could use is Waukegan, about 9 miles north of Lake Forest's center, which puts the January average high at 29.9 degrees and the low at 15.1, the July high at 81.4, and the year at about 32 inches of precipitation and 36 inches of snow, according to Wikipedia's 1981-2010 normals. It is a stand-in, not a Lake Forest reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.

Wikipedia says that in the early 2019 cold wave Lake Michigan froze as temperatures fell below zero for nearly 48 hours, and the National Weather Service recorded minus 23 at Waukegan Airport on January 31, 2019. For the August 10, 2020 derecho the National Weather Service lists an EF-1 tornado that started in northwest Lake County, with the worst structural damage in the northwest of the county, and says at least a million customers in the region lost power, some for more than two weeks. It lists rainfall for Lake Forest but gives no gust or outage figure for it, so we could not verify one. In a long outage, know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.

  • Clear ice from the bottom seal in winter
  • Lubricate rollers and hinges twice a year

Rules to know

Opener safety, permits and design rules in Lake Forest

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Lake Forest, Illinois is an incorporated city with its own government. Its Community Development Department issues building permits at the Municipal Services Center, 800 Field Drive. The city's FAQ says most construction projects in Lake Forest require a building permit and that, for a single-family home, a permit is generally needed for anything except flooring, painting or planting. It does not name garage doors or openers, so we could not confirm whether a replacement door or an opener swap needs one. Call Community Development at 847.810.3502 before the work; the website is cityoflakeforest.com. We found no city contractor registration page for this kind of work.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give the Home Repair Consumer Rights document on jobs valued at $1,000 or more and lists what a written contract must say.

FAQ

Lake Forest garage door repair: questions we hear

Is there garage door repair near me in Lake Forest?

Yes. Emil Garage Doors repairs garage doors in Lake Forest (ZIP 60045) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Lake Forest?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Lake Forest?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Lake Forest?

Lake Forest has one ZIP code, 60045, according to ZIP directories, and it also covers some area outside the city, including Green Oaks and Mettawa. Call us if your address is near Lake Bluff, Bannockburn or Highland Park and you are not sure we reach it.

Do I need a permit to replace a garage door in Lake Forest?

The city's FAQ says most construction projects in Lake Forest require a building permit, but it does not name garage doors, so we could not confirm a rule for one. Call the Community Development Department at 847.810.3502 before you order a door.

Do you match a new garage door to an older house in Lake Forest?

Yes. We measure the width, the height and the headroom, and talk through style and material with you before we quote. We could not verify any city design review for garage doors, so ask the city and your homeowners' association if you have one.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
