A village built up mostly in the 1970s and 1980s
According to the Census Bureau's American Community Survey for 2020-2024, Buffalo Grove has about 16,593 housing units with a median year built of 1981. About 31 percent were built in the 1980s and about 28 percent in the 1970s, so roughly three in five homes are 35 to 55 years old and about 45 percent date from before 1980. Wikipedia says The Highlands, Green Knolls and Windfield were annexed in the 1970s. Original doors, springs and openers from those decades are now at or past their working life, and some have already been replaced once.
About 54 percent of the village's homes are single-family detached houses, about 14 percent are attached houses and about 27 percent are in buildings of five or more units, and about 80 percent of occupied homes are owner-occupied, according to the same survey. We could not verify any named association-governed neighborhood, so ask your association, if you have one, before you change a door style or color.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

What Buffalo Grove weather does to a garage door
Wikipedia puts Buffalo Grove in a humid continental climate with an average December to March daytime high of about 34 degrees, and says the polar vortex arrived in January 2019. The nearest full station table we could verify is Mundelein, in the same county: July highs near 82 degrees, January lows near 14, about 37 inches of precipitation and about 41 inches of snow a year, with a record low of minus 26 degrees in January 2019. Cold stiffens grease and the bottom seal and puts extra load on springs, cables and the opener.
On August 10, 2020 a derecho crossed northern Illinois. The National Weather Service in Chicago logged over 160 damaging-wind reports in its area and said at least a million customers lost power across the damage area, some for more than two weeks. We could not verify Buffalo Grove-only damage numbers. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Buffalo Grove
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Buffalo Grove is an incorporated village with its own government. Building and Zoning Services is at Village Hall, 50 Raupp Boulevard, phone 847-459-2530, and its website is vbg.org. The village's list of work that needs a permit includes window replacements, fences and roof replacements and says it is not complete; it does not say whether a garage door replacement or an opener swap needs a permit, so we could not confirm the rule. Call the department before the work.
Contractor registration. The village's contractor page says all contractors performing work in the village are required to register each year, at $75 per trade, and that trades with a state license, such as roofing and plumbing, give a copy of that license instead of paying. It does not name garage door installers, so ask the village what applies to your job.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

Buffalo Grove garage door repair: questions we hear
Is there garage door repair near me in Buffalo Grove?
Yes. Emil Garage Doors repairs garage doors in Buffalo Grove (ZIP 60089) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Buffalo Grove?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Buffalo Grove?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Buffalo Grove?
Buffalo Grove has one ZIP code, 60089. Call us if your address is near Wheeling, Arlington Heights, Lincolnshire or Vernon Hills and you are not sure we reach it.
Do you service both the Lake County and Cook County parts of Buffalo Grove?
Yes. About three quarters of the village is in Lake County and the southern quarter is in Cook County, with Lake Cook Road dividing the two. We serve homes on both sides of that road.
Do I need a permit to replace a garage door in Buffalo Grove?
The village's Building and Zoning Services page lists window replacements and other work as needing a permit but does not mention garage doors, so we could not confirm the rule. Call them at 847-459-2530 before the work. We explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
