Houses and condos from the 1970s and 1980s
According to the Census Bureau's American Community Survey for 2020-2024, Prospect Heights has about 6,915 housing units with a median year built of 1976. About 24 percent were built in the 1970s, 23 percent in the 1980s and 18 percent in the 1960s, and about 61 percent date from before 1980. Many original doors, springs and openers are 40 to 60 years old, and a worn spring or opener is a common reason to call.
Only about 37 percent of the city's homes are single-family detached houses, according to the same survey. About 11 percent are attached homes, about 44 percent are in buildings of five or more units and about a third of occupied homes are rented. A garage door may therefore belong to an owner, a landlord or an association, so tell us who approves the work when you book. We could not verify any named master-planned or association-governed neighborhood.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What Prospect Heights weather does to a garage door
The closest station table we could use is Chicago O'Hare Airport, about 8 miles south-east. Wikipedia's 1991-2020 normals for O'Hare give a January average high of 31.6 degrees and a low of 18.8, a July high of 84.5, about 38 inches of precipitation and about 38 inches of snow a year, with a record low of minus 27 degrees in January 1985. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
Chicago fell to minus 23 degrees on January 30, 2019 in the polar vortex, according to Wikipedia. On August 10, 2020 the derecho sent gusts of 62 miles per hour through O'Hare, and news reports put tens of thousands of suburban customers without power. We could not verify Prospect Heights-only damage, flood or outage numbers. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Prospect Heights
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Prospect Heights is its own city, so its rules come from the City of Prospect Heights. The Department of Building & Development is at City Hall, 8 North Elmhurst Road, phone 847-398-6070 extension 211, and the city's website is prospect-heights.il.us. The city's Building Permits page says a permit is generally required for work that is new, altered or repaired, lists enlargement of windows and doors as an example, and says permits are not needed for finish work such as painting or carpeting. It does not name garage doors, overhead doors or openers, so we could not confirm whether a like-for-like garage door replacement needs a permit. Ask the department before the work. The page says applications are not accepted by email, and contractor registrations go to the city's contractor registration email address; we could not confirm the current requirement for a garage door company.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are over 65).

Prospect Heights garage door repair: questions we hear
Is there garage door repair near me in Prospect Heights?
Yes. Emil Garage Doors repairs garage doors in Prospect Heights (ZIP 60070) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Prospect Heights?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Prospect Heights?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Prospect Heights?
Prospect Heights has one ZIP code, 60070. Call us if your address is near Wheeling, Arlington Heights or Mount Prospect and you are not sure we reach it.
Do I need a permit to replace a garage door in Prospect Heights?
The city's permit page says a permit is generally required for work that is new, altered or repaired, but it does not name garage doors or openers, so we could not confirm the rule. Call the Building & Development department at 847-398-6070 extension 211 before the work.
Do you service garage doors on townhomes and condos in Prospect Heights?
Yes. Only about 37 percent of the city's homes are single-family detached houses and about 44 percent are in buildings of five or more units, according to Census estimates. Tell us whether you are the owner or the tenant when you call, and who approves the work, so we can plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
