I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

A large village built mostly in the 1960s and 1970s
According to the Census Bureau's American Community Survey for 2020-2024, Arlington Heights has about 33,005 housing units with a median year built of 1974. About 23 percent were built in the 1970s, 22 percent in the 1960s and 18 percent in the 1980s, and about 64 percent date from before 1980. Doors, springs and openers that are 40 to 65 years old are common, and many have been replaced once already.
About 54 percent of the village's homes are single-family detached houses, about 35 percent are in buildings of five or more units, and about 74 percent of occupied homes are owner-occupied, according to the same survey. Wikipedia says the village grew to 64,884 residents by 1970 in the postwar boom and lists several retirement communities, including Luther Village and The Moorings. We could not verify any named master-planned or association-governed neighborhood, so ask your association or property manager before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Arlington Heights weather does to a garage door
The closest station table we could use is Chicago O'Hare Airport, about 8 miles south-east. Wikipedia's 1991-2020 normals for O'Hare give a January average high of 31.6 degrees and a low of 18.8, a July high of 84.5, about 38 inches of precipitation and about 38 inches of snow a year, with a record low of minus 27 degrees in January 1985. Wikipedia describes Arlington Heights as having four distinct seasons with cold, snowy winters. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
Chicago fell to minus 23 degrees on January 30, 2019 in the polar vortex, according to Wikipedia. On August 10, 2020 the derecho sent gusts of 62 miles per hour through O'Hare, and news reports put tens of thousands of suburban customers without power. We could not verify Arlington Heights-only damage or outage numbers. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Arlington Heights
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Arlington Heights is an incorporated village with its own government. The Building & Life Safety Department can be reached at (847) 368-5560 or building@vah.com, the village hall is at 33 S. Arlington Heights Road, and permits are applied for online through the village's portal at vah.com. The village says it requires permits for certain building and construction projects and publishes residential permit packets for alterations, remodels and repairs, window replacement, detached garages and re-roofing. None names garage doors, overhead doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the department before the work. The packets say a contractor must have a portal account and hold a valid contractor license; we could not confirm the village's exact contractor license rules.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are over 65).

Arlington Heights garage door repair: questions we hear
Is there garage door repair near me in Arlington Heights?
Yes. Emil Garage Doors repairs garage doors in Arlington Heights (ZIP 60004) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Arlington Heights?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Arlington Heights?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Arlington Heights?
Arlington Heights' street ZIP codes are 60004 and 60005, and 60006 is for PO boxes. Call us if your address is near Rolling Meadows, Palatine, Mount Prospect or Wheeling and you are not sure we reach it.
Do I need a permit to replace a garage door in Arlington Heights?
The village publishes residential permit packets for alterations, window replacement, detached garages and roofing, but none names garage doors or openers, so we could not confirm the rule. Call the Building & Life Safety Department at (847) 368-5560 before the work. We explain what we find and quote the price before we start.
Do you service garage doors in condo and apartment buildings in Arlington Heights?
Yes. About a third of the village's homes are in buildings of five or more units, according to Census estimates. Tell us whether you are the owner or the tenant when you call, and who approves the work, so we can plan the visit.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
