A large village of 1970s and 1980s houses, townhomes and apartment buildings
According to the Census Bureau's American Community Survey for 2020-2024, Palatine has about 28,469 housing units with a median year built of 1977. About 27 percent were built in the 1970s and 18 percent in the 1980s, and about 58 percent were built before 1980, so doors, springs and openers that are 40 to 50 years old or have been replaced once are common.
About 43 percent of the village's homes are single-family detached houses, about 15 percent are attached homes and about 34 percent are in buildings of five or more units, and about a third of occupied homes are rented, according to the same survey. Wikipedia says Palanois Park was the village's first suburb-style subdivision, built mostly after World War II, and that Fairgrounds Park sits on the former Cook County Fair site. We could not verify any association-governed neighborhood or building materials, so ask your association or landlord who approves the work.

What Palatine weather does to a garage door
The closest standard station table we could use is Chicago O'Hare Airport, about 12 miles south-east. Wikipedia's 1991-2020 normals for O'Hare give a January average high of 31.6 degrees and a low of 18.8, a July high of 84.5, about 38 inches of precipitation and about 38 inches of snow a year, with a record low of minus 27 degrees in January 1985. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
Chicago fell to minus 23 degrees on January 30, 2019 in the polar vortex, according to Wikipedia. On August 10, 2020 the National Weather Service Chicago office logged severe wind reports across Cook County and said at least one million customers lost power across the region. We could not verify Palatine-only damage or outage counts, and Wikipedia's Palatine page names spring thunderstorms and tornadoes only as a general risk. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Palatine is an incorporated village with its own government. Building and Inspection Services is at 200 E. Wood Street, phone 847-359-9042, and permit applications go through the village's Citizen Self Service portal at palatine.il.us. The village's permit page says its list is not all-inclusive. It names decks, sheds, roofs, fences, electrical and heating work as needing a permit, and says replacing a window or door with the same size and type unit in the same framed opening usually does not. It does not mention garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the department before the work. The village also requires contractors to register through its portal, and registrations expire every December 31.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

Palatine garage door repair: questions we hear
Is there garage door repair near me in Palatine?
Yes. Emil Garage Doors repairs garage doors in Palatine (ZIP 60067) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Palatine?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Palatine?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Palatine?
Palatine's street ZIP codes are 60067 and 60074, and both are shared with neighboring villages. Call us if your address is near Inverness, Rolling Meadows or Deer Park and you are not sure we reach it.
Do you service garage doors on townhomes and condos in Palatine?
Yes. About a third of Palatine's homes are in buildings of five or more units, according to Census estimates, and many occupied homes are rented. Tell us whether you are the owner or the tenant when you call, so we know who approves the work and the price.
Do I need a permit to replace a garage door in Palatine?
The village's permit page says replacing a window or door of the same size in the same opening usually needs no permit, but it does not mention garage doors, so we could not confirm the rule. Call Building and Inspection Services at 847-359-9042 before the work.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
