Lake Zurich homes

A lakeside village built up mostly in the 1970s and 1980s

According to the Census Bureau's American Community Survey for 2020-2024, Lake Zurich has about 7,588 housing units with a median year built of 1984. About 31 percent were built in the 1980s and 21 percent in the 1970s, and about 36 percent were built before 1980, so original doors, springs and openers that are 35 to 45 years old are common. The same survey puts the median home value at about $435,000.

About 76 percent of the village's homes are single-family detached houses, about 17 percent are in buildings of five or more units, and about 22 percent of occupied homes are rented. Real-estate listing sites describe subdivisions such as Bristol Trails, a mid-1980s neighborhood of 252 homes according to Patch, and townhome communities such as Lakebreeze Villas. We could not verify which have homeowner associations, so ask your association before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Lake Zurich weather does to a garage door

The closest standard station table we could use is Chicago O'Hare Airport, about 20 miles south-east. Wikipedia's 1991-2020 normals for O'Hare give a January average high of 31.6 degrees and a low of 18.8, a July high of 84.5, about 38 inches of precipitation and about 38 inches of snow a year, with a record low of minus 27 degrees in January 1985. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.

On August 10, 2020 the National Weather Service Chicago office logged severe wind reports across Lake County and said at least one million customers lost power across the region. A Daily Herald report we could not date describes flooding on the village's southeast side after heavy rain, which can leave water at the apron, swell trim and rust low tracks. We could not verify Lake Zurich-only damage or outage numbers. In a long outage, know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After heavy rain, look at the bottom seal and the lowest track bracket for rust or swelling before you run the opener.

  • Check the bottom seal after heavy rain
  • Clear ice from the seal in winter
  • Know where the manual release is

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Opener safety, permits and design rules in Lake Zurich

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Lake Zurich is an incorporated village with its own government. The Building and Zoning Division is at 847-540-1696, extension 8150, and takes permit applications at the Community Services Facility, 505 Telser Road, or at Permits@LakeZurich.org. The village's permit page lists "Windows & Doors (new and replacement)" and "Garages" among common projects that need a permit and says the list is not complete. It does not name garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the division before the work. The page also says all contractors doing work in the village must be registered, and we could not verify whether that reaches a garage door installer. The village website is lakezurich.org.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

FAQ

Lake Zurich garage door repair: questions we hear

Is there garage door repair near me in Lake Zurich?

Yes. Emil Garage Doors repairs garage doors in Lake Zurich (ZIP 60047) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Lake Zurich?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Lake Zurich?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Lake Zurich?

Lake Zurich has one ZIP code, 60047, which is shared with Hawthorn Woods, Kildeer, Deer Park and Long Grove. Call us if your address is near Palatine, Barrington or North Barrington and you are not sure we reach it.

Do I need a permit to replace a garage door in Lake Zurich?

The village's permit page lists new and replacement windows and doors among projects that need a permit but does not name garage doors, so we could not confirm the rule. Call the Building and Zoning Division at 847-540-1696, extension 8150, before the work.

Do you service townhomes and association communities in Lake Zurich?

Yes. Lake Zurich has townhome communities and subdivisions, and associations often review door style and color. Check your association's rules before you choose a new door, and tell us when you call so we can plan the visit.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
