Vernon Hills homes

A mix of 1970s houses, 1990s subdivisions and newer attached homes

According to the Census Bureau's American Community Survey for 2020-2024, Vernon Hills has about 11,497 housing units with a median year built of 1991. The 1970s are the biggest building decade at about 27 percent, followed by the 2000s at about 23 percent and the 1990s and 1980s at about 17 percent each, so doors range from original 50-year-old units to 20-year-old ones. Only about 31 percent of homes date from before 1980.

About 38 percent of the village's homes are single-family detached houses, about 22 percent are attached houses and about 27 percent are in buildings of five or more units, and about 67 percent of occupied homes are owner-occupied, according to the same survey. The village's permit sheet tells residents to check non-permit items with their homeowner association, if they have one, so ask yours before you change a door style or color.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Vernon Hills weather does to a garage door

The nearest full station table we could verify is Mundelein, in the same county: July highs near 82 degrees, January lows near 14, about 37 inches of precipitation and about 41 inches of snow a year, with a record low of minus 26 degrees in January 2019 and a record high of 103 in July 2012. Those swings stiffen grease, harden the bottom seal and load springs, cables and the opener.

On August 10, 2020 a derecho crossed northern Illinois, and the National Weather Service in Chicago said at least a million customers lost power across the damage area, some for more than two weeks. In Lake County an EF-1 tornado began in the northwest part of the county that day. We could not verify Vernon Hills-only damage. In a long outage, know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a heavy snow, clear the bottom seal before you run the opener so the door does not strain.

  • Clear snow and ice from the bottom seal
  • Lubricate rollers and hinges twice a year

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

Rules to know

Opener safety, permits and design rules in Vernon Hills

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Vernon Hills is an incorporated village with its own government. The Community Development Department is at Village Hall, 290 Evergreen Drive, phone 847-367-3700, and the permit page is at vernonhills.org/permit. The village's residential permit sheet lists like-for-like windows and doors that do not change the dimension or header as work that needs no permit and tells residents to check any non-permit item with their HOA, if applicable. It does not name garage doors or openers, so we could not confirm the rule for a garage door. Call the department before the work.

Contractor rules. The same sheet says the village does not register contractors, and it asks for state license copies from roofers and plumbers and a registration from electricians. A permit usually comes with a refundable completion bond.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

FAQ

Vernon Hills garage door repair: questions we hear

Is there garage door repair near me in Vernon Hills?

Yes. Emil Garage Doors repairs garage doors in Vernon Hills (ZIP 60061) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Vernon Hills?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Vernon Hills?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Vernon Hills?

Vernon Hills has one ZIP code, 60061. Call us if your address is near Mundelein, Libertyville, Buffalo Grove or Long Grove and you are not sure we reach it.

Do I need a permit to replace a garage door in Vernon Hills?

The village's residential permit sheet says like-for-like windows and doors that keep the same dimension and header need no permit, but it does not name garage doors, so we could not confirm the rule. Call the village at 847-367-3700 before the work, and ask your homeowner association too if you have one. We explain what we find and quote the price before we start.

Why does my garage door act up in an Illinois cold snap?

Below-zero cold stiffens the grease on rollers and hinges, hardens the bottom seal and puts extra load on the opener and the springs. A door that struggles on a cold morning may be out of balance or have a worn spring, so stop using the opener if it strains and call us.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
