A city of 1960s to 1990s houses, with a large share of renters
According to the Census Bureau's American Community Survey for 2020-2024, Zion has about 9,374 housing units with a median year built of 1971. About 16 percent were built in the 1960s, about 16 percent in the 1970s, about 16 percent in the 1990s and about 18 percent in 1939 or earlier, and about 49 percent date from before 1970. A door from those decades is now 30 to 60 years old, so worn springs, frayed cables and tired openers are the usual calls.
About 64 percent of the city's homes are single-family detached houses, about 12 percent are in buildings of two to four units and about 18 percent are in buildings of five units or more; only about 58 percent of occupied homes are owner-occupied. The same survey puts the median value of an owner-occupied home at about $183,800. We could not verify any homeowners' association rules. If your door belongs to a landlord or a building owner, tell us when you call, since they may need to approve the work.
Tell us what the door does and how old the house is, and we book the soonest visit. We weigh and balance the door before choosing springs, so the new set fits the door you really have.

What Zion weather does to a garage door
The closest station table we could use is Waukegan, about 7 miles south, which puts the January average high at 29.9 degrees and the low at 15.1, the July high at 81.4, and the year at about 32 inches of precipitation and 36 inches of snow, according to Wikipedia's 1981-2010 normals. Wikipedia adds that Lake Michigan moderates the climate, cooling summers and warming winters, but this is a Waukegan table, not a Zion reading.
During the January 30-31, 2019 polar vortex the Weather Service's record-cold page lists Waukegan Airport at minus 23 degrees with a wind chill of minus 46; it says not all of the data are official and does not list Zion. The National Weather Service's write-up of the August 10, 2020 derecho says at least a million customers lost power across the region, some for more than two weeks, and it does not name Zion. We could not verify any Zion-only gust or outage figure. In a long outage, know where your manual release is.
Before winter, clean the sensors at the bottom of each track and wipe the weatherstripping. If the door sticks on a frozen morning, free the seal first, then use the opener.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Opener safety, permits and design rules in Zion
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Zion is an incorporated city with its own government. City Hall is at 2828 Sheridan Road, phone (847) 746-4000, and the building department's phone, (847) 746-4018, is printed on the city's building permit application on cityofzion.com. The city's permit page is a reprint of a 2009 newspaper article with general examples and does not mention garage doors, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the building department before the work. The city also has a contractor forms page; we could not confirm the details of its contractor registration or how it applies to garage door work.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Opener safety is covered by the federal rule at 16 CFR part 1211.

Zion garage door repair: questions we hear
Is there garage door repair near me in Zion?
Yes. Emil Garage Doors repairs garage doors in Zion (ZIP 60099) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Zion?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Zion?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Zion?
Zion's street ZIP code is 60099, according to ZIP directories and Census ZIP tabulation areas, which put nearly all of the city inside it. Call us if your address is near Winthrop Harbor, Beach Park or Waukegan and you are not sure we reach it.
Do you service apartment and duplex garages in Zion?
Yes. According to Census estimates, about 30 percent of Zion's homes are in buildings of two or more units, so many doors belong to an owner or a landlord. Tell us how many doors there are and who owns them, so we can plan the visit.
Do you repair garage doors after a storm in Zion?
Yes. Strong wind can bend a track or push a door off its rollers, and a fallen limb can dent panels. We check the track, panels, springs and opener, explain what we find and quote the price before any work starts.
Can a handyman fix a garage door?
A handyman can usually deal with a sensor, a roller or a loose bracket. Springs and cables hold a lot of tension and need a trained technician, so do not try to adjust them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
