A village of 1990s subdivisions around an old downtown

According to the Census Bureau's American Community Survey for 2020-2024, Grayslake has about 8,485 housing units with a median year built of 1994. About 42 percent were built in the 1990s and another 20 percent in the 2000s, so roughly three in five homes are 15 to 35 years old, while about a third were built before 1990. Many original doors, springs and openers are now on their first or second replacement.

About 58 percent of the village's homes are single-family detached houses, about 20 percent are attached homes such as townhomes, about 18 percent are in buildings of five or more units, and about 78 percent of occupied homes are owner-occupied, according to the same survey. The village's own permit FAQ names the Prairie Crossing subdivision, where Lake County does the plan review and inspections. We could not verify any other named association-governed neighborhood, so ask your association, if you have one, before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Cold winters and the 2015 tornado

What Grayslake weather does to a garage door

The village's pages list no weather station, so the closest table we could use is Waukegan, about 15 miles east near Lake Michigan, in Wikipedia: a January average high of 29.9 degrees and a low of 15.1, a July high of 81.4 and a low of 63.2, about 32 inches of precipitation and about 36 inches of snow a year, with a record low of minus 27 degrees in January. Grayslake sits inland and may run colder, but we could not verify its own readings. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.

The National Weather Service rated the August 2, 2015 tornado EF-1, with winds of 90 to 100 miles per hour, on a 7.5-mile path from Round Lake through Hainesville and Grayslake to Wildwood, and said part of the Grayslake Central High School roof was blown across the street. Lake County offices closed on January 30 and 31, 2019 for extreme cold, and Chicago's O'Hare fell to minus 23 degrees that week. We could not verify Grayslake-only temperatures or outage counts. In a long outage, know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the bottom seal so the door does not freeze to the slab.

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

Rules to know

Opener safety, permits and design rules in Grayslake

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Grayslake is an incorporated village with its own government. The Construction Permits and Inspections Office is at Village Hall, 10 South Seymour Avenue, phone 847-223-8515, and its website is villageofgrayslake.com. The village's FAQ says almost all building or property changes require a permit and lists window replacement and door replacement among its examples, but it does not name garage doors, overhead doors or openers, so we could not confirm the rule for a garage door. Ask the Building Department before the work. In the Prairie Crossing subdivision, Lake County reviews plans and inspects the work, and the village issues the permit.

Contractor rules. The village's FAQ says it does not require contractor registration.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

FAQ

Grayslake garage door repair: questions we hear

Is there garage door repair near me in Grayslake?

Yes. Emil Garage Doors repairs garage doors in Grayslake (ZIP 60030) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Grayslake?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Grayslake?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Grayslake?

Grayslake's ZIP code is 60030. Call us if your address is near Round Lake Beach, Hainesville, Third Lake or Libertyville and you are not sure we reach it.

Do I need a permit to replace a garage door in Grayslake?

The village's permit FAQ lists door replacement among the work that needs a permit, but it does not name garage doors or openers, so we could not confirm the rule. Call the Building Department at 847-223-8515 before the work. We explain what we find and quote the price before we start.

Do you service garage doors in Prairie Crossing?

Yes, we can book a visit there. The village says Lake County reviews plans and inspects building work in Prairie Crossing, so for any permit question, call the Lake County Building Department at 847-377-2600. If you belong to an association, check its rules on door style and color first.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
