A village of single-family houses from the 1970s to the 1990s

According to the Census Bureau's American Community Survey for 2020-2024, Round Lake Beach has about 8,894 housing units with a median year built of 1986. About 34 percent were built in the 1990s, 21 percent in the 1970s and 12 percent in the 1980s, and about 43 percent were built in 1979 or earlier, so many doors, springs and openers are 25 to 50 years old and some are already on a second set.

About 77 percent of the village's homes are single-family detached houses, about 10 percent are attached homes, about 8 percent are in buildings of five or more units, and about 79 percent of occupied homes are owner-occupied, according to the same survey. That is the highest share of detached houses of the four villages we serve in this part of Lake County. We could not verify any named association-governed neighborhood, so ask your association, if you have one, before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Original springs and openers on 1970s and 1980s houses

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

What Round Lake Beach weather does to a garage door

The village's pages list no weather station, so the closest table we could use is Waukegan, about 12 miles east near Lake Michigan, in Wikipedia: a January average high of 29.9 degrees and a low of 15.1, a July high of 81.4 and a low of 63.2, about 32 inches of precipitation and about 36 inches of snow a year, with a record low of minus 27 degrees in January. Round Lake Beach sits inland and may run colder, but we could not verify its own readings. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.

The National Weather Service surveyed the August 2, 2015 EF-1 tornado from Round Lake through Hainesville and Grayslake to Wildwood, which passed close to Round Lake Beach; the survey does not report damage in the village itself. Lake County offices closed on January 30 and 31, 2019 for extreme cold. We could not verify Round Lake Beach-only temperatures, flood dates or outage counts. In a long outage, know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the bottom seal so the door does not freeze to the slab.

  • Clear snow and ice from the bottom seal
  • Lubricate rollers and hinges twice a year

Rules to know

Opener safety, permits and design rules in Round Lake Beach

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.

Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.

City permits. Round Lake Beach is an incorporated village with its own government, separate from Round Lake, Round Lake Park and Round Lake Heights. The Building, Economic and Community Development department is at 1937 N. Municipal Way, phone 847-546-2351, and its website is roundlakebeachil.gov. The Building Permits page lists decks, driveways, electrical work, fences, roofs, siding and remodels among the residential permits, and gives a typical review time of 7 to 10 business days. It does not mention garage doors, door or window replacement, or openers, so we could not confirm the rule for a garage door replacement. Ask the department before the work.

Contractor rules. The same page says all contractors working in the village must register with it, with a $50 fee, a certificate of insurance, a $10,000 bond and a copy of any trade license, and that registrations expire April 30. Ask any contractor you hire to show you their registration.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

FAQ

Round Lake Beach garage door repair: questions we hear

Is there garage door repair near me in Round Lake Beach?

Yes. Emil Garage Doors repairs garage doors in Round Lake Beach (ZIP 60073) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Round Lake Beach?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Round Lake Beach?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Round Lake Beach?

Round Lake Beach's ZIP code is 60073, which the village of Round Lake shares. Call us if your address is near Round Lake, Round Lake Park, Lake Villa or Grayslake and you are not sure we reach it.

Do I need a permit to replace a garage door in Round Lake Beach?

The village's permit page does not mention garage doors, door replacement or openers, so we could not confirm the rule. Call the building department at 847-546-2351 before the work. We explain what we find and quote the price before we start.

Does Round Lake Beach require contractors to register?

The village's Building Permits page says all contractors working in the village must register, with a $50 fee, a certificate of insurance and a $10,000 bond. Ask any contractor you hire to show you their registration before work starts.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
