Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
★★★★★
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

Round Lake homes

A village that more than tripled in the 2000s

Wikipedia says Round Lake grew 213 percent between 2000 and 2010, from 5,842 to 18,289 residents. According to the Census Bureau's American Community Survey for 2020-2024, the village has about 6,627 housing units with a median year built of 2003, and about 60 percent were built in the 2000s. Doors and openers installed in that boom are now about 20 years old, so first replacements of springs, cables and openers are common.

About 55 percent of the village's homes are single-family detached houses, about 29 percent are attached homes such as townhomes, about 10 percent are in buildings of five or more units, and about 77 percent of occupied homes are owner-occupied, according to the same survey. The village's permit page says residents with a homeowners association need a project approval letter from the association before the village issues a permit. We could not verify any named association-governed neighborhood, so ask your association, if you have one, before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • First replacements on 2000s springs and openers
  • Townhome doors that need an association's approval
  • Matching a new door to the rest of the street

What Round Lake weather does to a garage door

The village's pages list no weather station, so the closest table we could use is Waukegan, about 15 miles east near Lake Michigan, in Wikipedia: a January average high of 29.9 degrees and a low of 15.1, a July high of 81.4 and a low of 63.2, about 32 inches of precipitation and about 36 inches of snow a year, with a record low of minus 27 degrees in January. Round Lake sits inland and may run colder, but we could not verify its own readings. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.

The National Weather Service says the August 2, 2015 EF-1 tornado, with winds of 90 to 100 miles per hour, started half a mile south-southwest of Round Lake and first damaged trees near Cedar Lake Road before it moved east through Hainesville and Grayslake to Wildwood; it also blew the roof off a restaurant on Route 134. No one was hurt. Lake County offices closed on January 30 and 31, 2019 for extreme cold. We could not verify Round Lake-only temperatures or outage counts. In a long outage, know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the bottom seal so the door does not freeze to the slab.

  • Clear snow and ice from the bottom seal
  • Lubricate rollers and hinges twice a year

Rules to know

Opener safety, permits and design rules in Round Lake

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Round Lake is an incorporated village with its own government, separate from Round Lake Beach, Round Lake Park and Round Lake Heights. Community Development is at 442 N. Cedar Lake Road, where Village Hall is working out of the Annex while construction is under way, phone 847-546-0963, and its website is roundlakeil.gov. The village's Building Permits page lists garages, window modification, roofing, siding and electrical work among the projects that need a permit, and says to allow 5 to 10 business days for review. It does not name garage doors, exterior doors or openers, so we could not confirm the rule for a garage door replacement. Ask Community Development before the work.

Contractor rules. The same page says a copy of electrical, plumbing and roofing licenses is required for any contractor working on your property. It describes no general contractor registration.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

FAQ

Round Lake garage door repair: questions we hear

Is there garage door repair near me in Round Lake?

Yes. Emil Garage Doors repairs garage doors in Round Lake (ZIP 60073) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Round Lake?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Round Lake?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Round Lake?

Round Lake's ZIP code is 60073, which Round Lake Beach shares. Call us if your address is near Round Lake Beach, Round Lake Park, Hainesville or Volo and you are not sure we reach it.

Do I need a permit to replace a garage door in Round Lake?

The village's permit page lists garages and window modification but does not name garage doors or openers, so we could not confirm the rule. Call Community Development at 847-546-0963 before the work. We explain what we find and quote the price before we start.

Do I need my homeowners association's approval before a new garage door in Round Lake?

The village's permit page says homes in an association need a project approval letter from the association before the village issues a permit. Even when a permit is not involved, check your association's rules on door style and color first.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
