Houses, townhomes and apartment buildings from the 1970s to the 1990s
According to the Census Bureau's American Community Survey for 2020-2024, Carol Stream has about 15,052 housing units with a median year built of 1984. About 23 percent were built in the 1970s, about 32 percent in the 1980s and about 20 percent in the 1990s, while only about 6 percent date from before 1960. A door that is original to those years is now 25 to 55 years old, so many are on a replacement set of springs, an older opener or both.
Only about 48 percent of the village's homes are single-family detached houses; about 18 percent are attached homes and about 31 percent are in buildings of five units or more, and about 67 percent of occupied homes are owner-occupied. Wikipedia says the village was incorporated in 1959 and named for Carol Stream, the daughter of founder Jay Stream. We could not verify any homeowners' association rules, so ask yours, or your landlord or building manager, before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original springs and chain-drive openers on 1970s and 1980s homes
- Pairs of doors on townhomes and attached units
- Shared or rented garages that need the owner's OK

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review

What Carol Stream weather does to a garage door
The nearest station table we could use is Elgin, which puts the January average high at 30.1 degrees and the low at 14.1, the July high at 84.1, and the year at about 40 inches of precipitation and 32 inches of snow, according to Wikipedia's 1991-2020 normals. It is a stand-in, not a Carol Stream reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
For the August 10, 2020 derecho the National Weather Service lists EF-1 tornadoes in DuPage County at Wheaton and at Lombard and Villa Park, and says more than a million customers in the region lost power, some for more than two weeks. We could not verify Carol Stream-only gusts or outage figures. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Carol Stream
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Carol Stream is an incorporated village with its own government. Its Community Development Department is at 500 N. Gary Avenue, phone 630-871-6230, email communitydevelopment@carolstream.org, on carolstream.org. We could only read the village's pages through search summaries, so confirm what follows by phone. The village's fee schedule has one line for a window or door replacement that changes the size or location of the opening and another for replacements that keep the same size and location, but it does not name garage doors, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the department before the work. The fee schedule also says work started before a required permit is penalized. We found no village contractor registration for this kind of work, but we could not confirm that either.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Illinois has no statewide building code, so permit rules are set village by village.

Carol Stream garage door repair: questions we hear
Is there garage door repair near me in Carol Stream?
Yes. Emil Garage Doors repairs garage doors in Carol Stream (ZIP 60188) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Carol Stream?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Carol Stream?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Carol Stream?
Carol Stream's street ZIP code is 60188, according to ZIP directories, and that ZIP also covers some area outside the village. Call us if your address is near Glendale Heights, Bloomingdale or Wheaton and you are not sure we reach it.
Do you service townhomes and shared garages in Carol Stream?
Yes. According to Census estimates, about 18 percent of Carol Stream homes are attached and about 31 percent are in buildings of five units or more, so many doors are in a row or shared. Tell us how many doors there are and who owns them when you call, so we can plan the visit.
Do you repair garage doors after a storm in Carol Stream?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
