What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review

A village where one home in six dates from before 1940
According to the Census Bureau's American Community Survey for 2020-2024, Glen Ellyn has about 11,110 housing units with a median year built of 1971. About 16 percent were built in 1939 or earlier, about 47 percent before 1970 and about 22 percent in 1990 or later. Older frames can have settled out of square, and many doors have been replaced once or twice.
About 63 percent of the village's homes are single-family detached houses and about 78 percent of occupied homes are owner-occupied, with a median value of about $544,000 in the same survey. A commercial permit guide, not an official source, says many Glen Ellyn neighborhoods have homeowners' associations that review exterior changes, so ask yours before you change a door.

What your garage door is telling you in Glen Ellyn
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| The door is heavy and will not stay up | A spring has lost tension or broken | Replace the springs as a set and rebalance the door |
| The door jumped off its track | A bent track or a broken roller | Straighten or replace the track, replace rollers, reset the door |
| The opener runs but nothing moves | A stripped gear, broken spring or a disconnected door | Test the opener, repair or replace the failed part |
| The door closes crooked | A stretched or slipped cable | Replace the cable and level the door |
| The remote works only close to the door | A weak battery, receiver or antenna | Replace the battery and test the receiver |
Do not run a door that is crooked or heavy.

What Glen Ellyn weather does to a garage door
The nearest official table we could use is the National Weather Service's Chicago table for 1991-2020, which puts the January average high at 31.6 degrees and the low at 18.8, the July high at 84.5, and the year at about 37.9 inches of precipitation and 38.4 inches of snow. It is a stand-in, not a Glen Ellyn reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
The National Weather Service's survey of the August 10, 2020 derecho found a corridor of straight-line wind damage from Wheaton to Glen Ellyn, with trees and utility poles damaged and the worst of it east of North Main Street toward Lake Ellyn Park, consistent with winds up to 90 miles per hour. We could not verify Glen Ellyn-only outage counts. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Glen Ellyn
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Glen Ellyn is an incorporated village with its own government. Its Building Division works through Village Hall, 535 Duane Street, phone 630-469-5000, on glenellyn.org, and its online permit software walks applicants through the requirements for each type of work. The Building Division page does not mention garage doors, doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the office before the work. The page says contractors must meet license and insurance requirements under Village Code Section 4-1-11 and that violations can bring a citation or a stop-work order. We could not read the registration form or fees. Parts of downtown Glen Ellyn are on the National Register of Historic Places; we could not verify any rule that limits a homeowner's garage door.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order. Illinois has no statewide building code, so permit rules are set village by village or city by city.

Glen Ellyn garage door repair: questions we hear
Is there garage door repair near me in Glen Ellyn?
Yes. Emil Garage Doors repairs garage doors in Glen Ellyn (ZIP 60137) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Glen Ellyn?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Glen Ellyn?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Glen Ellyn?
Glen Ellyn's street ZIP code is 60137, according to ZIP-code directories; 60138 is a post-office-box ZIP. Call us if your address is near Wheaton, Lombard or Glendale Heights and you are not sure we reach it.
Do you service older garage doors in Glen Ellyn?
Yes. About 16 percent of Glen Ellyn homes were built in 1939 or earlier and about 47 percent before 1970, according to Census estimates, so many doors and openers are worn or already replaced once. We weigh and balance the door and explain what we find before we quote.
Do you repair garage doors after a storm in Glen Ellyn?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
