A village built on farmland from 1958, mostly in the 1960s, 1970s and 1980s
According to the Census Bureau's American Community Survey for 2020-2024, Glendale Heights has about 11,571 housing units with a median year built of 1978. About three in four were built in the 1960s, 1970s or 1980s, and only about 21 percent date from 1990 on. The village's own history says it began in 1958 when a builder bought two farms on Glen Ellyn Road, so the doors and openers on its first homes are now more than 60 years old if original.
About 46 percent of the village's homes are single-family detached houses, about 19 percent are attached townhomes and about 31 percent are in buildings of five or more units. About 64 percent of occupied homes are owner-occupied. Real-estate sites (not official sources) name subdivisions such as Glendale Lakes, Westlake and Glen Pointe Estates. We could not verify any homeowners' association rules, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Springs and openers on homes from the 1960s to 1980s
- Shared or townhome doors that need the owner's OK
- Newer doors on the few homes built since 1990

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

What Glendale Heights weather does to a garage door
The nearest official table we could use is the National Weather Service's Chicago table for 1991-2020, which puts the January average high at 31.6 degrees and the low at 18.8, the July high at 84.5, and the year at about 37.9 inches of precipitation and 38.4 inches of snow. It is a stand-in, not a Glendale Heights reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
Daily Herald coverage of the April 2013 storms says Glen Ellyn Road north of North Avenue was closed by water, businesses at North Avenue and Glen Ellyn Road flooded, and the village was one of five DuPage communities to declare a state of emergency. Standing water can swell panels and rust bottom seals and tracks. The National Weather Service's survey of the August 10, 2020 derecho lists no damage area inside the village. We could not verify village-only outage counts or water depths.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Glendale Heights
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Glendale Heights is an incorporated village with its own government. Its Community Development Department is at 300 Civic Center Plaza, phone 630-260-6030, weekdays 8 a.m. to 4:30 p.m., on glendaleheights.org. The village says building permits are required for most construction projects and lists doors and windows among them, but its page does not name garage doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the department before the work. The village also says no contractor may work in the village without a Village contractor's license and that construction contractors must file a $20,000 surety or permit bond; electricians and plumbers are exempt from the Village license. We could not confirm how this applies to garage door installers.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order. Illinois has no statewide building code, so permit rules are set village by village or city by city.

Glendale Heights garage door repair: questions we hear
Is there garage door repair near me in Glendale Heights?
Yes. Emil Garage Doors repairs garage doors in Glendale Heights (ZIP 60139) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Glendale Heights?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Glendale Heights?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Glendale Heights?
Glendale Heights has one ZIP code, 60139, according to ZIP-code directories, which also list the village name as an alias on a few neighboring ZIPs. Call us if your mailing address uses a Lombard, Glen Ellyn or Bloomingdale ZIP and you are not sure we reach it.
Do you service townhome and condo garage doors in Glendale Heights?
Yes. About 19 percent of the village's homes are attached townhomes and about 31 percent are in buildings of five or more units, according to Census estimates, so many doors are shared or owned by an association. Tell us how many doors there are and who owns them when you call, so we can plan the visit.
Do you repair garage doors after a storm in Glendale Heights?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
