Lombard areas we serve
Lombard grew up around a railroad town laid out in 1868. These are the parts of the village we can name from public sources; call if yours is not listed.
| Part of Lombard | What is there | What we often see on garage doors |
|---|---|---|
| Downtown and Lilacia Park | The Metra station and Lilacia Park, a lilac garden of about 200 varieties that joined the National Register of Historic Places in 2019, according to Wikipedia and the National Park Service | Doors on some of the village's older homes |
| North Lombard | A neighborhood named by a real-estate site (not an official source) and tied to the Lilacia Park area, with Lagoon Park at its north edge | Single and double doors on mid-century houses |
| Westmore and the east side | Westmore Woods park and Westmore Elementary School, toward the Villa Park border | Ranches and split-levels with two-car doors |
| South Lombard | Four Seasons Park and Manor Hill Elementary School in the south of the village | A mix of ages, like the rest of Lombard |
Lombard's only ZIP code is 60148.

Ranches and split-levels, with many townhomes and apartments too
According to the Census Bureau's American Community Survey for 2020-2024, Lombard has about 18,467 housing units with a median year built of 1971. About 49 percent were built before 1970, about 17 to 19 percent in each of the 1950s, 1960s and 1970s, and about 25 percent in 1990 or later. Many doors here are on their second set of springs, and openers from the 1970s and 1980s are now 40 years old or more if original.
About 55 percent of the village's homes are single-family detached houses and about 37 percent are in buildings of five or more units. About 71 percent of occupied homes are owner-occupied. We could not verify any homeowners' association rules, so ask yours, or your landlord or building manager, before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.
- Original springs and openers on 1950s to 1970s houses
- Single and double doors on ranches and split-levels

What Lombard weather does to a garage door
The nearest official table we could use is the National Weather Service's Chicago table for 1991-2020, which puts the January average high at 31.6 degrees and the low at 18.8, the July high at 84.5, and the year at about 37.9 inches of precipitation and 38.4 inches of snow. It is a stand-in, not a Lombard reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
The National Weather Service's survey of the August 10, 2020 derecho found an EF-1 tornado with winds near 95 miles per hour that touched down just east of Lilacia Park and went north-east. It uprooted and snapped trees, damaged houses and did its worst damage near Lombard Common before lifting near Jefferson Middle School. A Daily Herald report says April 2013 storms flooded parts of the village. We could not verify water depths or outage counts.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Lombard is an incorporated village with its own government. Its Building Division works from Village Hall, 255 E. Wilson Avenue, phone (630) 620-5750, email permits@villageoflombard.org, on villageoflombard.org. We could not confirm whether a garage door replacement or an opener swap needs a permit, because the village's contractor page does not mention garage doors or doors. Ask the Building Division before the work. The village requires contractors doing permitted work to hold a Village of Lombard Contractor Registration Certificate ($100 for one year) and to carry a certificate of insurance with at least $300,000 in liability coverage, plus a copy of the state license for trades that have one. We could not confirm how this applies to garage door installers, so ask the office.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order. Illinois has no statewide building code, so permit rules are set village by village or city by city.

Lombard garage door repair: questions we hear
Is there garage door repair near me in Lombard?
Yes. Emil Garage Doors repairs garage doors in Lombard (ZIP 60148) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Lombard?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Lombard?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Lombard?
Lombard has one ZIP code, 60148, and the whole village sits inside it, according to ZIP-code directories. Call us if your address is near Glen Ellyn, Villa Park or Addison and you are not sure we reach it.
Do you service doors at townhomes and condos in Lombard?
Yes. About 37 percent of Lombard homes are in buildings of five or more units, according to Census estimates, so many doors are shared or owned by an association. Tell us how many doors there are and who owns them when you call, so we can plan the visit.
Do you repair garage doors after a storm in Lombard?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
