What Addison weather does to a garage door
The closest station table we could use is Chicago O'Hare Airport, about 6 miles east. Wikipedia's 1991-2020 normals for O'Hare give a January average high of 31.6 degrees and a low of 18.8, a July high of 84.5, about 38 inches of precipitation and about 38 inches of snow a year, with a record low of minus 27 degrees in January 1985. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
Wikipedia says the village lies on Salt Creek, a tributary of the Des Plaines River, so heavy rain can leave water at the apron, where it swells trim, rusts tracks and soaks a low-mounted opener. The derecho of August 10, 2020 sent gusts of 62 miles per hour through O'Hare, and news reports put tens of thousands of DuPage County customers without power. We could not verify Addison-only flood dates, damage or outage numbers. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After heavy rain, look at the bottom seal and the lowest track bracket for rust or swelling before you run the opener.
- Check the bottom seal after heavy rain
- Lubricate rollers and hinges twice a year

A village built mostly in the 1960s and 1970s
According to the Census Bureau's American Community Survey for 2020-2024, Addison has about 13,266 housing units with a median year built of 1972. About 25 percent were built in the 1960s and about 24 percent in the 1970s, and another 20 percent date from the 1950s or earlier, so doors, springs and openers that are 45 to 65 years old are common. Many have been replaced once already and are due again.
About 57 percent of the village's homes are single-family detached houses, about 28 percent are in buildings of five or more units, and about 67 percent of occupied homes are owner-occupied, according to the same survey. Wikipedia says suburban development began in the 1960s and the population grew from under 1,000 in 1930 to about 35,000 in 1990. We could not verify any named master-planned or association-governed neighborhood, so ask your association, if you have one, before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review
It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review
We interviewed several popular companies and we found that their quality, price, and level of professionalism is unmatched!Cory · Google review

What your garage door is telling you in Addison
A starting point. We confirm the cause on site.
| The door does this | Common cause | What we do |
|---|---|---|
| Slams down or will not lift | A broken torsion spring | Replace the spring set, balance the door, test the safety reverse |
| Opener hums but the door stays put | A broken spring or a disconnected trolley | Find which one failed, then repair and rebalance |
| One side hangs lower than the other | A slipped or snapped lift cable | Replace the cable, check the drum and level the door |
| Loud grinding or rattling | Dry or worn rollers, loose hinges | Replace rollers and hinges, lubricate and tighten |
| Reverses before it reaches the floor | Misaligned or dirty safety sensors | Clean and realign the sensors, test the reverse |
Do not run a door that is crooked or heavy.
Opener safety, permits and design rules in Addison
Opener safety. The federal standard for residential garage door operators (Consumer Product Safety Commission, 16 CFR part 1211) calls for automatic reversing and entrapment protection such as photo-eye sensors. If yours stopped working, we test the reverse and the sensors and repair or replace what failed. See opener installation.
Design rules. Planned communities and historic districts can limit door style and color. Ask before you choose a new door: new garage doors.
City permits. Addison is an incorporated village with its own government. The Building Division is at Village Hall, 1 Friendship Plaza, phone (630) 693-7530, and permits are filed online through the village portal at addisonadvantage.org. The village's permit page says permits are required for most home improvements and lists garages, driveways and window and door replacements among them. It does not name overhead doors, garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. Ask the Building Division before the work. The same page says village contractor registration is not required.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

Addison garage door repair: questions we hear
Is there garage door repair near me in Addison?
Yes. Emil Garage Doors repairs garage doors in Addison (ZIP 60101) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Addison?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Addison?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Addison?
Addison has one ZIP code, 60101. Call us if your address is near Bensenville, Villa Park or Lombard and you are not sure we reach it.
Do I need a permit to replace a garage door in Addison?
Addison's permit page lists garages and window and door replacements as work that needs a permit, but it does not name garage doors, so we could not confirm the rule. Call the Building Division at (630) 693-7530 before the work. We explain what we find and quote the price before we start.
Does heavy rain damage garage doors in Addison?
It can. Addison lies on Salt Creek, and water at the apron can swell trim, rust tracks and soak a low-mounted opener. Dry the area, check the bottom seal and the lowest track bracket, and stop using the opener if the door scrapes or the motor hums without moving. Call us and we inspect the door and explain what we find.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
