Mostly 1970s and 1980s houses, with older homes near downtown
According to the Census Bureau's American Community Survey for 2020-2024, Wheaton has about 20,359 housing units with a median year built of 1976. About 28 percent were built in the 1970s and about 20 percent in the 1980s, the two biggest decades, while about 34 percent date from before 1970 and about 18 percent from 1990 on. Doors and openers from the 1970s and 1980s are now 35 to 55 years old if original, so many have had springs, rollers or openers replaced.
About 58 percent of the city's homes are single-family detached houses, about 23 percent are in buildings of five or more units and about 72 percent of occupied homes are owner-occupied. Search summaries of real-estate sites (not official sources) describe ranch and newer traditional houses in the Northside, older Foursquares and Cape Cods, and custom homes near the Chicago Golf Club. We could not verify any homeowners' association rules, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What customers say
Real reviews from our Google listing, copied as the customers wrote them.
Great to work with, gave us good advise and very knowledgeable with garage door springs . We could not find anyone to do our repair ASAP as it was a small project, but that did not matter to them. They traveled 2 hours to get the work done. Tech who did our repair was very personable, fast and did an excellent job.Theresa · Google review
I was really happy with the work Emil did for me. He was a responsive communicator, arrived on time, and did a quality job on the repair I needed. I would hire him again without hesitation.Serenity · Google review
Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review
Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review
"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

What Wheaton weather does to a garage door
The nearest official table we could use is the National Weather Service's Chicago table for 1991-2020, which puts the January average high at 31.6 degrees and the low at 18.8, the July high at 84.5, and the year at about 37.9 inches of precipitation and 38.4 inches of snow. It is a stand-in, not a Wheaton reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
The National Weather Service's survey of the August 10, 2020 derecho found an EF-1 tornado in Wheaton with winds near 90 miles per hour that knocked a roughly 50-foot steeple around on College Church, followed by a corridor of straight-line wind damage toward Glen Ellyn. A Shaw Local report says April 2013 rain raised Salt Creek and the West Branch DuPage River and closed several streets. We could not verify Wheaton-only outage counts or water depths.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Wheaton
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Wheaton is an incorporated city with its own government. Its Building and Code Enforcement Department is at 303 W. Wesley Street, phone 630-260-2050, on wheaton.il.us, and permits and contractor registration go through the city's online portal. The city's permit page lists residential garage construction and demolition guidelines but does not mention garage doors, doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the department before the work. The city's contractor page lists a $75 annual registration and state license copies for trades such as electrical, plumbing and roofing; it does not say which category covers garage doors.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order. Illinois has no statewide building code, so permit rules are set village by village or city by city.

Wheaton garage door repair: questions we hear
Is there garage door repair near me in Wheaton?
Yes. Emil Garage Doors repairs garage doors in Wheaton (ZIP 60187) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Wheaton?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Wheaton?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Wheaton?
Wheaton has two ZIP codes, 60187 and 60189, according to ZIP-code directories, and the population is split about evenly between them. Call us if your address is near Glen Ellyn, Winfield or Carol Stream and you are not sure we reach it.
Do you service 1970s and 1980s garage doors in Wheaton?
Yes. About 48 percent of Wheaton homes were built between 1970 and 1989, according to Census estimates, and the springs, rollers and openers on them are often worn or already replaced. We weigh and balance the door and explain what we find before we quote.
Do you repair garage doors after a storm in Wheaton?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
