Mostly 1950s and 1960s houses, plus a large older group
According to the Census Bureau's American Community Survey for 2020-2024, Villa Park has about 8,847 housing units with a median year built of 1958. About 31 percent were built in the 1950s and about 20 percent in the 1960s, and another 20 percent date from 1939 or earlier, so about three in four homes are more than 55 years old. Doors and openers from that era have often been replaced once, and a worn spring or opener is a common reason to call.
About 77 percent of the village's homes are single-family detached houses and about 76 percent of occupied homes are owner-occupied, according to the same survey. Wikipedia says the Villa Park (1908) and Ardmore (1910) subdivisions were built by Ballard & Pottinger. We could not verify any association-governed neighborhood, so ask your association, if you have one, before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

I have been using them for few years. They are professional, reliable (especially in emergencies (springs breaking)), customer service is always polite and helpful, and their prices cannot be beat!!Deborah · Google review
Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Talk about the gold standard for superb professional courteous responsive customer service - these guys are always on time, their rates are very reasonable and IMO lowest in town, and their work is always quality - from spring replacements to extra FOB programming & delivery! The owner is the real deal and makes good on all promises - We love doing business with him and don't hesitate to refer this business to all. He's that good!Ryan · Google review
Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review

What Villa Park weather does to a garage door
The closest station table we could use is Chicago O'Hare Airport, about 7 miles north-east. Wikipedia's 1991-2020 normals for O'Hare give a January average high of 31.6 degrees and a low of 18.8, a July high of 84.5, about 38 inches of precipitation and about 38 inches of snow a year, with a record low of minus 27 degrees in January 1985. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
Wikipedia says the Salt Creek Trail and the Illinois Prairie Path cross the village along former railroad and greenway corridors, and heavy rain can leave water at the apron, where it swells trim, rusts tracks and soaks a low-mounted opener. The derecho of August 10, 2020 sent gusts of 62 miles per hour through O'Hare, and news reports put tens of thousands of DuPage County customers without power. We could not verify Villa Park-only flood dates, damage or outage numbers. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Opener safety, permits and design rules in Villa Park
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Villa Park is an incorporated village with its own government. The Permitting Division is at 11 West Home Avenue, phone 630-433-4300, and its website is invillapark.com. The village says a permit is needed for changes, repairs or improvements to existing buildings, lists garages, driveways, siding and windows among its examples, and offers a residential garage application and a separate window and door application. It does not name overhead doors, garage doors or openers, so we could not confirm whether a garage door replacement needs a permit. The page advises calling when in doubt, so ask the division before the work. It requires Illinois state licenses for roofers and plumbers and describes no general village contractor registration.
Historic sites. Wikipedia says the former Ardmore Avenue and Villa Avenue railroad stations and the Ovaltine factory are on the National Register of Historic Places. We could not verify any rule that reaches a house garage door, so ask the village if your home is near one of them.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

Villa Park garage door repair: questions we hear
Is there garage door repair near me in Villa Park?
Yes. Emil Garage Doors repairs garage doors in Villa Park (ZIP 60181) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Villa Park?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Villa Park?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Villa Park?
Villa Park has one ZIP code, 60181. Call us if your address is near Elmhurst, Lombard or Oakbrook Terrace and you are not sure we reach it.
Do you service older garage doors in Villa Park?
Yes. More than half of Villa Park's homes were built in the 1950s or earlier, according to Census estimates, and doors and openers from that era are often on a second set of springs or due for one. We weigh and balance the door and explain what we find before we quote.
Do I need a permit to replace a garage door in Villa Park?
The village's permit page lists garages and windows and doors as work that needs a permit, but it does not name garage doors or openers, so we could not confirm the rule. Call the Permitting Division at 630-433-4300 before the work.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
