Mostly postwar houses, three in four built from 1940 to 1969
According to the Census Bureau's American Community Survey for 2020-2024, Franklin Park has about 6,201 housing units with a median year built of 1957. About 17 percent were built in the 1940s, 37 percent in the 1950s and 21 percent in the 1960s, so about three in four homes date from 1940 to 1969 and many garages and doors are old or on a second set of parts. About 74 percent of homes are single-family detached houses and about 75 percent of occupied homes are owner-occupied.
The village sits beside O'Hare International Airport and has three Metra stations and three railroads, according to Wikipedia. About 18 percent of homes are in buildings of five or more units and about 1 percent are mobile homes. We could not verify whether any area is association-governed or what the typical home style is on a given street, so tell us how your door is set up when you call.

What Franklin Park weather does to a garage door
O'Hare International Airport is the nearest official station, about 3 miles north-north-west of the village, so its 1991-2020 normals, as listed on Wikipedia, are a close stand-in rather than a Franklin Park reading. They give a January average high of 31.6 degrees and a low of 18.8, a July high of 84.5, about 38 inches of precipitation and about 38 inches of snow a year. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
In the January 2019 polar vortex the National Weather Service recorded minus 23 degrees at O'Hare, with a wind chill of minus 52. After the August 10, 2020 derecho, at least a million customers across the Chicago-area forecast office lost power, some for more than two weeks, according to the National Weather Service. We could not verify Franklin Park-only damage or outage counts. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.

I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review
Technician showed up on time, assessed our issue & presented replacement options. He proceeded to install new equipment during the same visit and everything was finished in less than two hours. We were impressed with the performance of our tech. It’s easy for us to recommend this company.Kathleen · Google review
The replacement of my broken spring was done quickly and professionaly. I was also provided an explanation on why the tension was set as it was. I was called in advance to be informed of the arrival time. Great job as it has been in the pastFrancine · Google review
My garage door spring broke the other evening and I was unable to open my door. I contacted them first thing the next day. They were able to give me an appointment for later in that day. The service technician called prior to arrival as promised & arrived shortly afterwards. He recommended some additional service to the door in addition to the springs which I accepted. The door was repaired in less than 2 hours & now works better than ever. Thank youBrandi · Google review

Opener safety, permits and design rules in Franklin Park
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
Village permits. Franklin Park is an incorporated village with its own government. The Building Department is at Village Hall, 9500 Belmont Avenue, Inspectional Services is at (847) 671-8245 and the village main line is (847) 671-4800; details are on villageoffranklinpark.com. The village says permits are needed for nearly all residential, commercial and industrial work and that plan review covers additions, remodeling, structural modifications, garages and decks. Garage doors, overhead doors and openers are not mentioned, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask Inspectional Services before the work. According to the village's contractor page, contractors must hold a village license (license year May 1 to April 30; $100, or $250 for a general contractor), post a $10,000 bond specific to the type of work and show liability insurance of at least $1,000,000. We could not confirm which license class a garage door installer needs.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

Franklin Park garage door repair: questions we hear
Is there garage door repair near me in Franklin Park?
Yes. Emil Garage Doors repairs garage doors in Franklin Park (ZIP 60131) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Franklin Park?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Franklin Park?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Franklin Park?
Franklin Park has one standard ZIP code, 60131. Call us if your address is near Schiller Park, Northlake or Melrose Park and you are not sure we reach it.
Do you service older garage doors in Franklin Park?
Yes. About three in four homes in Franklin Park were built from 1940 to 1969, according to Census estimates, and doors and openers from that era are often on a second set of springs or due for one. We weigh and balance the door and explain what we find before we quote.
Do you repair garage doors after a storm in Franklin Park?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
