Freeze, snow and spring storms

What Bellwood weather does to a garage door

The nearest station table we could use is Chicago Midway Airport, which puts the January average high at 32.8 degrees and the low at 19.5, the July high at 85.2, and the year at about 41 inches of precipitation and 39 inches of snow, according to Wikipedia's 1991-2020 normals. It is a stand-in, not a Bellwood reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.

In the January 2019 polar vortex the National Weather Service recorded minus 22 degrees at Midway and a wind chill of minus 51. Wikipedia's article on the 1920 Palm Sunday outbreak says a continuous swath of tornado damage ran from the Bellwood and Maywood area to Lake Michigan. For the August 10, 2020 derecho the Service lists EF-1 tornadoes in Cook County at Oak Forest to Midlothian and from Lincolnwood into Rogers Park. We could not verify Bellwood-only damage or outage figures. In a long outage, know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.

  • Clear ice from the bottom seal in winter
  • Lubricate rollers and hinges twice a year

Bellwood homes

Brick houses, mostly from the 1950s and earlier

According to the Census Bureau's American Community Survey for 2020-2024, Bellwood has about 6,340 housing units with a median year built of 1955. About 42 percent were built in the 1950s, about 17 percent in 1939 or earlier and about 84 percent before 1970. The Encyclopedia of Chicago, as summarized by a search engine, describes many brick bungalows, ranches and Georgian houses, which means many doors are original or on a second set of springs.

About 74 percent of the village's homes are single-family detached houses, and about 78 percent of occupied homes are owner-occupied. Wikipedia says the population grew from 943 in 1910 to 4,991 in 1930 and that a 1926 annexation west of Mannheim Road added territory. We could not verify any homeowners' association rules, so ask yours, if you have one, before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review

Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Opener safety, permits and design rules in Bellwood

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.

Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.

City permits. Bellwood is an incorporated village with its own government. Its Building Department is at Village Hall, 3200 Washington Blvd., phone (708) 547-3545, weekdays 9 a.m. to 5 p.m., on vil.bellwood.il.us. The department's page lists building permits, general and replacement permits, room additions and new construction, and fences; it does not mention garage doors, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the department before the work. The department also handles contractor licensing, but its page gives no requirements, so ask what applies to a door or opener job.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Illinois has no statewide building code, so permit rules are set village by village.

FAQ

Bellwood garage door repair: questions we hear

Is there garage door repair near me in Bellwood?

Yes. Emil Garage Doors repairs garage doors in Bellwood (ZIP 60104) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Bellwood?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Bellwood?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Bellwood?

Bellwood's ZIP code is 60104, which covers about 95 percent of the village, and a small part of the village lies in 60160, according to Census ZIP maps. Call us if your address is near Melrose Park, Maywood or Hillside and you are not sure we reach it.

Do you service older garage doors in Bellwood?

Yes. About 84 percent of Bellwood homes were built before 1970, according to Census estimates, and the doors and openers on them are often worn or already replaced once. We weigh and balance the door and explain what we find before we quote.

Do you repair garage doors after a storm in Bellwood?

Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
