Westchester homes

Nearly half the homes date from the 1950s

According to the Census Bureau's American Community Survey for 2020-2024, Westchester has about 7,181 housing units with a median year built of 1957. About 48 percent were built in the 1950s and about 79 percent before 1970, and only about 5 percent date from 1990 on. Doors and openers from that postwar building boom are now 55 to 70 years old if original, so many are on a replacement set of springs, a newer opener or both.

About 83 percent of the village's homes are single-family detached houses and about 91 percent of occupied homes are owner-occupied. Wikipedia says utilities executive Samuel Insull bought the land in 1924 to build an English-style town, which is why most streets have English names. We could not verify any homeowners' association rules, so ask yours, if you have one, before you change a door.

Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

  • Newer openers on older doors

What Westchester weather does to a garage door

The nearest station table we could use is Chicago Midway Airport, which puts the January average high at 32.8 degrees and the low at 19.5, the July high at 85.2, and the year at about 41 inches of precipitation and 39 inches of snow, according to Wikipedia's 1991-2020 normals. It is a stand-in, not a Westchester reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.

In the January 2019 polar vortex the National Weather Service recorded minus 22 degrees at Midway and a wind chill of minus 51. For the August 10, 2020 derecho the Service lists EF-1 tornadoes in Cook County at Oak Forest to Midlothian and from Lincolnwood into Rogers Park, and winds estimated near 90 miles per hour around Midlothian and Harvey. We could not verify Westchester-only damage or outage figures. In a long outage, know where your manual release is.

Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.

  • Clear ice from the bottom seal in winter
  • Lubricate rollers and hinges twice a year

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

Rules to know

Opener safety, permits and design rules in Westchester

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Westchester is an incorporated village with its own government. Its Building Department is at Village Hall, 10300 West Roosevelt Road, phone (708) 345-0199, email Building@westchester-il.gov, on westchester-il.gov. We could only read the village's pages through search summaries, so confirm what follows by phone. The village's Window and Door Permit application has a line for garage doors with two fee columns, so a garage door replacement may need a permit, but we could not tell what the two columns mean and we could not confirm whether an opener swap needs one. Ask the department before the work. The same form says the contractor must be registered with the village and give a signed contract with the scope of work.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order; the Act leaves out maintenance, service or repairs under $500. Illinois has no statewide building code, so permit rules are set village by village.

FAQ

Westchester garage door repair: questions we hear

Is there garage door repair near me in Westchester?

Yes. Emil Garage Doors repairs garage doors in Westchester (ZIP 60154) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Westchester?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Westchester?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Westchester?

Westchester has one ZIP code, 60154, and the whole village sits inside it, according to Census ZIP maps. Call us if your address is near Hillside, Broadview or La Grange Park and you are not sure we reach it.

Do you service older garage doors in Westchester?

Yes. About 79 percent of Westchester homes were built before 1970, according to Census estimates, and the doors, springs and openers on them are often worn or already replaced once. We weigh and balance the door and explain what we find before we quote.

Do you repair garage doors after a storm in Westchester?

Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.

Can a handyman fix a garage door?

A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
