An older village where six in ten homes date from before 1940
According to the Census Bureau's American Community Survey for 2020-2024, Maywood has about 8,239 housing units with a median year built of 1938. About 61 percent were built in 1939 or earlier and about 13 percent in the 1950s, so most garages and doors here are old or on a second or third set of parts. Wikipedia says the village's streets were platted in 1870 and that 17 properties are on the National Register of Historic Places.
About 62 percent of homes are single-family detached houses, about 21 percent are in buildings of two to four units, and about 60 percent of occupied homes are owner-occupied. National Register houses named on Wikipedia include a 1927 Chicago bungalow, a Prairie School bungalow from about 1910 and a Late Victorian house from about 1872. We could not verify whether any area is association-governed, so ask your association, if you have one, before you change a door.

What Maywood weather does to a garage door
Maywood has no station table of its own, so we use Chicago O'Hare, about 7 miles north-west. Its 1991-2020 normals, as listed on Wikipedia, give a January average high of 31.6 degrees and a low of 18.8, a July high of 84.5, about 38 inches of precipitation and about 38 inches of snow a year. These are stand-in figures rather than Maywood readings. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
In the January 2019 polar vortex the National Weather Service recorded minus 23 degrees at O'Hare, with a wind chill of minus 52. After the August 10, 2020 derecho, at least a million customers across the Chicago-area forecast office lost power, some for more than two weeks, according to the National Weather Service. We could not verify Maywood-only damage or outage counts. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
Village permits. Maywood is an incorporated village with its own government. Village Hall is at 40 Madison Street, main phone 708-450-6300, and the Building and Code Enforcement page on maywood-il.gov lists 708-450-4482 and 708-450-4405. The page says building permits are needed for construction projects, that a first review takes about three business days and that fees are due before a permit is issued. It does not mention garage doors, overhead doors or openers, so we could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the department before the work. The village's business licensing page says contractors must hold a village license and a bond, but it gives no amount or steps, and we could not confirm whether that covers a garage door installer.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has a roofing contractor category but no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says contractors should give you the Home Repair Consumer Rights document on jobs valued at $1,000 or more and describes a written contract that names the contractor and lists the work, dates, total cost and payment schedule. It also gives you 3 business days to cancel a contract you signed at home (15 business days if you are 65 or older).

Maywood garage door repair: questions we hear
Is there garage door repair near me in Maywood?
Yes. Emil Garage Doors repairs garage doors in Maywood (ZIP 60153) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Maywood?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Maywood?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Maywood?
Maywood's main ZIP code is 60153. A second ZIP code, 60155, belongs mainly to Broadview, although a ZIP code directory lists Maywood as an accepted name for it, and we could not confirm where it meets the village line. Call us if your address is near Broadview or Bellwood and you are not sure we reach it.
Do you service older garage doors on historic houses in Maywood?
Yes. About 61 percent of Maywood's homes were built in 1939 or earlier, according to Census estimates, and Wikipedia says 17 properties are on the National Register of Historic Places. Doors and openers on houses that old are often on a second or third set of parts. We explain what we find and quote the price before we start. If your house is listed, ask the village before you change how the door looks.
Do you repair garage doors after a storm in Maywood?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
