Postwar houses, older village streets and a large 2000s redevelopment
According to the Census Bureau's American Community Survey for 2020-2024, Glenview has about 19,207 housing units with a median year built of 1977. About 18 percent were built in the 1950s and about 29 percent in 2000 or later, a split that matches Wikipedia's account of the village: postwar subdivisions on one hand and, since 1995, "The Glen" on the other, 1,121 acres of the former Naval Air Station Glenview, about 15 percent of the village. Doors on the postwar houses are often 60 to 75 years old or already replaced once, while doors in The Glen are mostly newer.
About 62 percent of the village's homes are single-family detached houses, about 13 percent are attached and about 22 percent are in buildings of five units or more; about 79 percent of occupied homes are owner-occupied, and the Census puts the median value of an owner-occupied home at $609,600. We could not verify whether homeowners' associations in The Glen or elsewhere have door rules, so ask yours before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

What Glenview weather does to a garage door
The nearest climate table we could use is the one Wikipedia gives for Glenview, which credits Bing Weather and names no station: it shows a January average high of 32 degrees and low of 17, a July high of 86 and low of 66, and about 38 inches of precipitation a year, with a record low of minus 25 in January 1982. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
On January 30, 2019 Chicago O'Hare fell to minus 23 degrees, the coldest in 34 years, according to the National Weather Service. For August 10, 2020 the Service's storm summary lists tornadoes in Cook and Lake counties (Lincolnwood to Rogers Park, and Spring Grove in northwest Lake County) and says at least a million customers lost power across the region. Glenview is not named there, and we could not verify Glenview-only lows, gusts or outage figures. In a long outage, know where your manual release is.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year

Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review

Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Glenview is an incorporated village with its own government. The Development Center at Village Hall, 2500 East Lake Avenue, takes permit questions at 847-904-4330 (inspections 847-904-4320) on glenview.il.us. We read the village's pages through summaries, so confirm what follows by phone. The Center's page says a permit is required to add to, remodel or alter a structure and names pools, decks, sheds, fences, generators, solar panels, siding, driveways and detached garages. It does not mention doors, windows, garage doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the Development Center before the work. The village's contractor registration page says general and demolition contractors register (a $50 fee, a $25,000 bond and proof of insurance), roofers, electricians and plumbers show a copy of their state license, and types not listed do not need to register. Garage door contractors are not listed; confirm with the Center.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says a contractor should hand over the Home Repair Consumer Rights document for work valued at $1,000 or more, and that a contract signed at your home can be canceled within three business days.

Glenview garage door repair: questions we hear
Is there garage door repair near me in Glenview?
Yes. Emil Garage Doors repairs garage doors in Glenview (ZIPs 60025 and 60026) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Glenview?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Glenview?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Glenview?
Glenview has two street ZIP codes, 60025 and 60026, according to ZIP directories. Call us if your address is near Northbrook, Niles or Morton Grove and you are not sure we reach it.
Do you service homes in The Glen in Glenview?
Yes. The Glen is the village's redevelopment of the former Naval Air Station, about 15 percent of Glenview according to Wikipedia, and its doors are mostly newer. Typical jobs there are a worn roller set, a cable, an opener board or a remote. Tell us your cross street when you call.
Do you repair garage doors after a storm in Glenview?
Yes. Strong wind can bend tracks or push a door out of its frame, and a falling branch can dent panels. We inspect the track, panels, springs and opener, explain what we find and quote the price before we start.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
