A 1970s city where fewer than half of the homes are single-family houses
According to the Census Bureau's American Community Survey for 2020-2024, Palos Hills has about 8,068 housing units with a median year built of 1977. About 44 percent were built in the 1970s and about 21 percent in the 1980s, so around two thirds date from 1970 to 1989. A door that is original to those homes is now 35 to 55 years old, which is the age when springs, cables and chain-drive openers start to wear out.
Only about 43 percent of the city's homes are single-family detached houses. About 12 percent are attached homes, about 13 percent are in buildings of two to four units and about 33 percent are in buildings of five or more units; about 77 percent of occupied homes are owner-occupied, and the Census puts the median value of an owner-occupied home at $279,200. Wikipedia says the city was established in 1958. We could not verify any homeowners' association rules, so ask yours, or your building manager, before you change a door.
Tell us your cross street and whether the door is a single, a double or a pair, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Great company to use for garage door work. Came out promptly, over a weekend when I could not get others to respond. Efficient work, very knowledgeable, very friendly. I would not hesitate to contact them first the next time I need service.Courtney · Google review
Incredible honest work. Emil took care of all the repairs needed in order for my garage door to work again. I know I need a new garage door but I can't afford it right now this company was nice enough to fix it instead of hounding me for more money to get a new door. Emil was so nice that he even provided me a price. I was so happy he said I could call him when I had the money and he would honor me the price. amazing company to reach out to.Jasmine · Google review

Doesn't get any better than this guy! I have recently purchased a condo with a broken garage door opener. It was missing some brackets. I called them, and Emil came out promptly the next morning. On time! He was able to run back to his shop and get the bracket I needed. It took him less than an hour to complete the entire project! My garage door works great now. I said a little thank you to Emil as I opened my garage door late last night and drove in my garage. I would definitely call him again if I needed anything done with my garage door. Highly recommend, plus he's just a super nice guy, which the process so much easier. Thanks Emil!Winston · Google review

What Palos Hills weather does to a garage door
The nearest station with a published table we could use is Chicago Midway Airport. Wikipedia's Climate of Chicago article charts NOAA normals credited to Midway: January averages of 31.5 degrees high and 18.2 low, July averages of 84.2 high and 67.5 low, about 39 inches of precipitation a year, and 0 degrees or lower on about 5.5 nights a year. Midway is about 7 miles north-east of Palos Hills, so this is a stand-in, not a Palos Hills reading. Cold stiffens grease and weatherstripping, loads the opener and can break a spring that has many cycles on it.
On January 30, 2019 Chicago Midway fell to minus 22 degrees and O'Hare to minus 23, according to the National Weather Service. For August 10, 2020 the Service's storm summary says at least a million customers lost power across the region, some for more than two weeks, and lists Cook County among the places hit. We could not verify Palos Hills-only lows, gusts or outage figures. In a long outage, know where your manual release is. Wikipedia's Oak Lawn article adds that the April 21, 1967 tornado first touched down at 105th Street and Kean Avenue in Palos Hills, where it destroyed a number of homes and brought down two transmission towers, with no deaths there.
Twice a year, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. Before a hard freeze, clear ice from the bottom seal so the door does not freeze to the slab.
- Clear ice from the bottom seal in winter
- Lubricate rollers and hinges twice a year
- Know where the manual release is

Opener safety, permits and design rules in Palos Hills
Safety reverse and sensors. A home garage door opener sold in the United States has to reverse the door on contact and have photo-eye sensors or an equivalent entrapment protection device, under the federal Consumer Product Safety Commission standard (16 CFR part 1211). A door that closes on an object, or an opener with dead sensors, needs repair before further use. See opener installation.
Associations. Check any HOA or historic district rules before you order a new door, and see new garage doors for style options.
City permits. Palos Hills is an incorporated city with its own government. City Hall is at 10335 S. Roberts Road, phone 708-598-3400, open Monday to Friday 8:30 a.m. to 5 p.m., on paloshillsweb.org; the building department page lists no separate phone number. Its permits page says structural changes need a permit and lists examples such as garages, roofing, fences, decks, sheds, driveways and electrical work. It does not name doors, windows or garage doors, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the building department before the work. The city's contractor page says general contractors register for $50 (two years, with a $25,000 surety bond and a certificate of liability insurance) and sub-contractors for $25 (one year, with a $10,000 bond); plumbing, electrical and roofing contractors show a copy of their state license. Garage door work is not named, and we could not confirm whether it is covered.
State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. The Illinois Attorney General's home repair page says a contractor should hand over the Home Repair Consumer Rights document for work valued at $1,000 or more, and that a contract signed at your home can be canceled within three business days.

Palos Hills garage door repair: questions we hear
Is there garage door repair near me in Palos Hills?
Yes. Emil Garage Doors repairs garage doors in Palos Hills (ZIP 60465) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Palos Hills?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Palos Hills?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Palos Hills?
Palos Hills has one street ZIP code, 60465, according to ZIP directories. Call us if your address is near Hickory Hills, Worth or Palos Park and you are not sure we reach it.
Do you service condo and townhome garages in Palos Hills?
Yes. According to Census estimates, about 12 percent of Palos Hills homes are attached and about 46 percent are in buildings of two or more units, so many doors sit in a row or belong to an association. Tell us how many doors there are and who approves the work when you call, so we can plan the visit.
Do I need a permit to replace a garage door in Palos Hills?
The city's permits page lists garages but does not name garage doors or openers, so we could not confirm the rule. Call City Hall at 708-598-3400 before the work.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
