Peoria homes

An older housing stock, with about two thirds built before 1980

According to the Census Bureau's American Community Survey for 2020-2024, Peoria has about 54,176 housing units with a median year built of 1967. About 21 percent date from 1939 or earlier, the largest group, about 15 percent from the 1950s and about 15 percent from the 1970s; about 67 percent were built before 1980 and about 18 percent since 2000. Many garages are as old as the houses, and their doors have often been replaced once or twice.

About 65 percent of the city's homes are single-family detached houses, about 5 percent are attached, and about 23 percent are in buildings of five or more units; about 59 percent of occupied homes are owner-occupied. Tell us who owns the door, since a landlord or a board may need to approve the work. We could not verify homeowners' association rules or building materials.

Tell us the cross street and what the door does, and we book the soonest visit. We check the track, the frame and the springs together, because a door on an older garage often fails at more than one part.

  • Old tracks and frames on pre-1960 garages
  • Springs and cables on doors replaced in the 1980s and 1990s
  • Opener swaps on shared and multi-unit garages

What Peoria weather does to a garage door

The closest station table we could use is Peoria International Airport, about 5.6 miles west of the city center, which puts the January mean daily temperature at 25.6 degrees and the July mean at 76.3, and the year at about 37.6 inches of precipitation and 26 inches of snow, according to Wikipedia's 1991-2020 normals. It is a stand-in, not a Peoria reading. Cold stiffens grease and weatherstripping, loads the opener and can finish off a spring that is already near the end of its cycles.

The Weather Service lists Peoria at minus 20 degrees on January 30, 2019, which beat the old record of minus 12 set in 1966, and lists a record crest of 29.35 feet on the Illinois River at Peoria on April 23, 2013 (flood stage is 18 feet; both figures are preliminary). Wikipedia says the November 17, 2013 tornado struck Washington, not Peoria; we could not verify Peoria-only tornado damage.

Twice a year, wipe the tracks, put a light lubricant on the rollers and hinges, and test the safety reverse with a board on the floor. After a hard freeze, check that the bottom seal has not frozen to the slab before you press the button.

  • Clear ice from the bottom seal in winter
  • Lubricate rollers and hinges twice a year
  • Know where the manual release is

Technician, Emil, was prompt and efficient to identify and fix the issues with our garage door. Rest assured that I won’t hesitate to call these folks if repair is needed.MeMee · Google review

Emil responded to my request for service promptly. He scheduled service for the next day and showed up on time. He was friendly and polite. He Immediately identified the problems and fixed them effectively and efficiently. He showed resourcefulness in coming up with a used part for an old door opener control and in coming up with a practical solution for stabilizing the door connection to the opener. Price for the work was very fair. Great company !! Thank you!!Christina · Google review

"Our garage door broke this morning, which was less than ideal. We were certain that it would cost a fortune to get it repaired on a Sunday, assuming it could even happen, but we knew we had to try. I called several companies and only two returned my call. One said that while they could send someone out, it would cost considerably more than if we could wait until Monday. While I appreciated the honesty, again, I wanted it fixed today. The other was Emil Garage Doors. When I had called they said they would call back. I did get a call back from Emil, less than an hour later. Anyway, on to the service. He let me know that it would cost the same to come today or tomorrow, it didn't matter. WOW and WOW again! He said that he could head here in about an hour. Additionally, when I asked him the cost of the various things it could be, what he quoted me were prices that were what the other place wanted to charge me after the service call fee and the hiked up hourly rate for the Sunday call! Upon arrival, he looked at the door, told us a few things that he noticed, and in no way did he ever try to "up-sell" us something we didn't need. He told us our opener was what they use, and top of the line. He replaced the gear drive (maybe that's the name:)) and upgraded our rollers (that was a suggestion, but, one we totally understood and he in no way said we "needed" to). I think he was in and out in 45 minutes at most and our garage door is quieter than before by a TON (thank you rollers) and, more importantly, it works and nobody had to miss work on Monday to make it happen. Thank you so much...I can't recommend your company enough. "Pamela · Google review
★★★★★
Emil is delightful, knowledgeable, professional, and capable. He promised to make the process easy and he did. From our first contact Thursday mid-day through completion of the project Saturday at Noon, everything was 100% perfect, and we are extremely happy. We are amazed when we look outside and see our beautiful new door, so soon after searching on google. Emil and his company deserve 100 stars but we are limited to only 5Dawn · Google review

It went very well, with the job being completed in three days. We waited few months for the supply chain to kick in ( Covid related delays ) and finally deliver the products. It was so worth the wait. Great installers, Emil and his team are professional and friendly, too, and patient in answering questions.Rachel · Google review

Rules to know

Opener safety, permits and design rules in Peoria

Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.

HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.

City permits. Peoria is an incorporated city with its own government. The Building Safety Division is part of the Community Development Department at 419 Fulton Street, Room 203, phone 309-494-8600, email communitydevelopment@peoriagov.org, open Monday to Friday 8 a.m. to 5 p.m., on peoriagov.org. Its page says inspectors check construction, remodels and additions that require a permit, and it links a "Do you need a permit?" resource without listing the criteria. It does not mention garage doors, overhead doors or openers, so we could not confirm whether a replacement door or an opener swap needs a permit. Ask the division before the work. The city lists HVAC and electrical contractor licenses but no garage door category.

State rules. The Illinois Department of Financial and Professional Regulation's list of regulated professions has no garage door, overhead door or general contractor category, so we found no state garage door contractor license. Under the Illinois Home Repair and Remodeling Act (815 ILCS 513), home repair or remodeling work over $1,000 needs a written contract or work order.

FAQ

Peoria garage door repair: questions we hear

Is there garage door repair near me in Peoria?

Yes. Emil Garage Doors repairs garage doors in Peoria (ZIPs 61604 and 61614) and the neighborhoods next door. Call (312) 620-1952, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.

What is the average price to repair a garage door in Peoria?

Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.

What is the most common garage door repair in Peoria?

Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.

How much is a service call for a garage door?

Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.

Is it cheaper to repair or replace a garage door?

A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.

Which ZIP codes do you serve in Peoria, Illinois?

Peoria's street ZIP codes are 61602, 61603, 61604, 61605, 61606, 61614, 61615 and 61616, according to ZIP directories. Call us if your address is near East Peoria, West Peoria or Bartonville and you are not sure we reach it.

Does a garage door job in Peoria need a permit?

The city's Building Safety page does not mention garage doors or openers, so we could not confirm a rule. Call the Building Safety Division at 309-494-8600 before the work, especially if the job adds wiring or changes the opening.

Do you work on older brick houses and flats in Peoria?

Yes. According to Census estimates, about 67 percent of Peoria's homes were built before 1980 and about 23 percent are in buildings of five or more units. Tell us how many doors there are and who owns them, since an owner or landlord may need to approve the work.

Can a handyman fix a garage door?

A handyman can usually deal with a sensor, a roller or a loose bracket. Springs and cables hold a lot of tension and need a trained technician, so do not try to adjust them yourself.

How do I test my garage door's safety reverse and sensors?

Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
