A college town of houses, rentals and apartment buildings
Amherst is not a single-family suburb. According to the Census Bureau's 2020-2024 American Community Survey, about 42 percent of its 10,900 housing units are detached houses, about 38 percent are in buildings of five or more units, and about 56 percent of households rent. The median home was built in 1975. Wikipedia notes a large student population from UMass Amherst, Amherst College and Hampshire College.
Amherst Center, North Amherst and South Amherst are Census-designated places, and Cushman has its own National Register village district. The Dickinson Local Historic District on Main, Triangle and Lessey Streets has a historic district commission, so homes inside it may need commission review for exterior changes. We could not confirm whether that review reaches garage doors.
Tell us your address and whether you own or rent, and we book the soonest visit. We weigh and balance each door before choosing new springs.

Called the office to let them know my issues and asked if we could get someone out to look at my door. Was told between 11-12...drove home from work at 11:05 and Emil was waiting and ready to get to work. Not knowing anything about how to fix a garage door, Emil did a great job explaining why I was having issues. Quoted a reasonable price (well at least what I thought was reasonable) and less than 40 minute later he had fixed the problem. Great customer service from intake of the call to fixing my door! If you need a garage door repair...support local business and give them your business, you won't be disappointed.Guadalupe · Google review
My garage door and opener were pretty banged up and not working properly. Emil Garage Doors came out, did a thorough evaluation of door and all it's parts. Even though the previous home owner rigged up the garage door opener with the wrong springs and parts, Emil repaired the door and saved us money by using some of the old parts. That kind of honesty will get 5 stars all day long. Thank you Emil Garage Doors for your great service.Bradford · Google review
I woke up to a loud crash when a tree in my front yard fell over and hit my garage door. Emil Garage Doors was able to give be a really good price on a new garage door. They uninstalled the old, damaged door and realigned the tracks the garage door connects to which had been damaged as well. The new door looks great and most importantly functions well. Thank you for going above and beyond in my time of need!Stuart · Google review
They were able to come within a few hours of my call. Another company could only give me a 4 hour window of arrival time the next day, but these guys was able to give me a 2 hour window the same day. One the guys called before arriving. He was friendly and competent in explaining the problem and our options. I was so grateful he had replacement springs and was able to fix our garage door in less than an hour.David · Google review
Not paying attention I closed the garage door on a pipe laying in the track. Needless to say it did some damage even though the automatic reverse opened the door back up. Emailed what happened on Sunday evening. Appointment with quote provided in just a few minutes and appointment confirmed. Once again they arrived on time. Completed repairs quickly and for less then the quote. Cleaned up like they were never there. I highly recommend them and will continue to use them for my garage door repairs.Carroll · Google review

What Amherst weather does to a garage door
Wikipedia's Amherst climate table, built from NOAA and National Weather Service data, gives a January mean daily low of 13.8 degrees, a July mean daily high of 83.1, a record low of minus 30, about 46.6 inches of precipitation and about 36.5 inches of snow a year. Below 15 degrees springs and cables turn brittle and weatherstripping stiffens.
Snow and ice build up on the bottom seal, and road salt corrodes tracks and hinges. If the power fails, the opener will not lift the door, so know where the manual release is before the storm, not during it.
Before winter, wipe the tracks, lubricate the rollers and hinges, and test the safety reverse. After a snowfall, clear the ice from the bottom of the door before you run the opener.
- Lubricate rollers and hinges before winter
- Check the bottom seal for ice
- Know where the manual release is

Opener safety, permits and design rules in Amherst
Opener safety. Federal rules (the Consumer Product Safety Commission's standard for automatic residential garage door operators, 16 CFR part 1211) require openers made for homes to reverse the door when it meets an obstruction and to have a separate entrapment protection device, which on most openers is the pair of photo-eye sensors near the floor. If your opener ignores the sensors or does not reverse, stop using it and call us. See opener installation.
HOAs and style rules. If you live in a planned community or a historic district, check style and color rules before you choose a new door. See new garage doors for styles.
City permits. Amherst is a town with its own Inspection Services, at Town Hall, 4 Boltwood Avenue (main line 413-259-3333). The town's Permits and Licenses page says most permits are filed in its online portal at amherstma.viewpointcloud.com, and it does not list building permit types or mention doors. We could not confirm whether a garage door replacement or an opener swap needs a permit. Ask the town before the work at amherstma.gov.
State rules. Massachusetts General Laws chapter 142A covers residential contracting (repair, alteration, renovation and improvement) on existing owner-occupied buildings of one to four units and bars contractors from working without a registration certificate. The state building code lists work that needs no building permit but does not mention garage doors. Homes inside the Dickinson Local Historic District may need historic commission review for exterior changes.

Amherst garage door repair: questions we hear
Is there garage door repair near me in Amherst?
Yes. Emil Garage Doors repairs garage doors in Amherst (ZIP 01002) and the neighborhoods next door. Call (617) 644-5527, tell us your street or neighborhood and what the door does, and we book the soonest visit. See garage door repair near me.
What is the average price to repair a garage door in Amherst?
Typical prices: a 12-point safety inspection is $89, a torsion spring pair for a standard two-car door is $250 to $450 (heavy-duty springs $350 to $900), a cable pair is $175 to $350, and a belt-drive opener installed with battery backup is $550 to $900. The final price is confirmed after we see the door.
What is the most common garage door repair in Amherst?
Broken torsion springs are among the most common garage door repairs, because springs wear out after a set number of open-and-close cycles. Cables, rollers, safety sensors and off-track doors follow. See garage door spring repair.
How much is a service call for a garage door?
Our 12-point safety inspection is $89. It covers the springs, cables, rollers, tracks, sensors and opener, and we explain what we find before any repair starts.
Is it cheaper to repair or replace a garage door?
A repair is usually cheaper when the door itself is sound and only a spring, cable, roller or sensor failed. Replacement makes sense when panels are bent or rotted, the door is very old or the opening needs a different size. We tell you which one fits before we start.
Which ZIP codes do you serve in Amherst?
Amherst's street ZIP codes are 01002 and 01003. The 01004 and 01059 codes are PO boxes only, and 01002 also covers part of Pelham. Call us if you are not sure we reach your address.
Can a tenant book a garage door repair in Amherst?
Yes. Call with the address and tell us what the door does. A repair is easy to book, but a new door or opener is usually the owner's decision, so check with your landlord or property manager first.
Do you work on garage doors in the Dickinson Local Historic District?
Yes, we can repair and service doors there. Homes inside the Dickinson Local Historic District may need historic commission review for exterior changes, so ask the town before you replace a door.
Can a handyman fix a garage door?
A handyman can handle a sensor or a roller. Springs and cables are under high tension and need a trained technician, so we do not recommend fixing them yourself.
How do I test my garage door's safety reverse and sensors?
Close the door with the opener, then lay a 2x4 flat on the floor in the door's path. The door should touch it and reverse. For the sensors, start the door closing and pass a broom handle through the beam near the floor. The door should stop and go back up. If either test fails, stop using the automatic close and call us for a repair.
